The property also has plenty of room to sprawl out inside with spacious living and dining areas to help make your time at the beach as relaxing as can be. This rental is perfect if you want to be as close to the sand as possible and not pay oceanfront prices. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest! The all-tile living areas have ample seating to relax or watch TV. The large dining tables have six chairs for family meals and breakfast bars with three stools - great for a quick sandwich or pre-beach snack. The compact kitchens are fully equipped for dishing out family favorites. The ground floor unit has 2 bedrooms. A master with a king bed and a guest room with 2 twin beds. Both these rooms share a full bathroom. The upper unit has 4 bedrooms. A master with a queen bed and a private deck, a guest room with another queen bed and 2 extra guest rooms with 2 twin beds in each. There are 2 full bathrooms within the upper unit, shared by all the bedrooms. The sofas in the living rooms fold out into beds. The home offers exceptional sunset views and cool ocean breezes. The spacious patio has plenty of comfortable seating and a BBQ. Make lifelong memories playing in the surf and searching out favorite spots in the area as a family. The shared laundry room has a washer and dryer. The unit has 4 carport spaces total to park your vehicles. The beach at 36th Street is perfect for sunning, swimming, and surfing. The jetties at 32nd and 36th St keep the waves manageable for most of the year and shape the waves to make the beach here family-friendly. Exploring the Peninsula by bicycle or on foot is easy via the boardwalk at 36th. The Newport Pier area is just a short stroll from the rental, with dozens of shops and local eateries. The Peninsula’s only grocery store and dozens of shops and eateries are all just a short walk away. Stay awhile - you’ll want to explore all the area has to offer! As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. LIMITED RIGHTS OF OCCUPANCY Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
