This upper unit rental has a huge balcony with terrific ocean and beach views and is just steps away from one of the best beaches in Newport. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest! The all-tile living area has a loveseat and a couch – which folds out into a sleeper sofa – coffee table and wall-mounted flat panel TV. The large dining table has six chairs for family meals and a breakfast bar with three stools is great for a quick sandwich or pre-beach snack. The compact kitchen is fully equipped for dishing out family favorites. The master bedroom has a king bed and a private deck with a table and chairs for enjoying a morning cup of coffee. The en-suite bath also opens out to the hallway. Three additional bedrooms are adjacent to a large hall bath with dual sinks and a tub/shower combination. One has a queen bed, the two others have two twin beds. The sofa in the living room folds out into a bed. The home offers exceptional sunset views and cool ocean breezes. The spacious balcony has plenty of comfortable seating and a barbeque. Memories made here at the beach playing in the surf and searching out favorite spots in the area as a family will last a lifetime. The laundry room has a shared washer and dryer. The unit has two carport spaces. The jetties at 32nd and 36th St keep the waves manageable for most of the year and shape the waves to make the beach here family-friendly. Exploring the Peninsula by bicycle or on foot is easy via the boardwalk. The Newport Pier area is just a short stroll from the rental, with dozens of shops and local eateries. The Peninsula's only grocery store and dozens of shops and eateries are all just a short walk away. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. LIMITED RIGHTS OF OCCUPANCY Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
