THE VILLA The master bedroom includes a king-size bed. The other rooms are equipped with two queen beds. All rooms include air conditioning, and three have smart TVs, all with private bathrooms and closets. Fully equipped kitchen, extensive living room terrace & dining room, private courtyard, and swimming pool with a non-heated jacuzzi. Remaining 50% due 60 days prior to arrival. Cancellations 60+ days prior are refundable. Within 59 days or less, refunds do not apply. • Dec 18 – Jan 5 and Thanksgiving Week: 50% of the total amount is required at booking (non-refundable). Remaining 50% is due 90 days prior to arrival. No date changes will be allowed for this season. Date changes are only allowed in cases of force majeure that limit travel, valid for 11 months from cancellation. No refunds for seasonality rate changes. Note: A US$150 administration fee applies for all full refunds if payment was made by wire transfer. If payment was made by credit card, a 4% processing fee of the paid amount will be retained. ________________________________________ RULES • No Hookahs: Hookah use is prohibited on the property. • Age Requirement: The reservation holder must be 25 years or older. • Quiet hours are between 10pm and 8am. • This is a no-smoking property. • No pets allowed. • Total number of occupants will not exceed the quoted number unless agreed. • The use of any outside vendors—including but not limited to private chefs, event planners, photographers, or external golf cart providers—may be subject to additional fees. All external services must be approved in advance by property management.
