All rooms include air conditioning, three have flat TV screens, all with private bathrooms and closets. Cancellations are allowed up to 60 days prior to arrival. After this period, the reservation becomes non-refundable. Updated Tipping Policy Gratuities are not included in the booking price. Tips are to be paid upon check-out. “Gratuities are expected: 8% minimum, 10% recommended, based on the rental amount after taxes and fees.” This policy ensures our committed staff are properly compensated for delivering the exceptional level of service our guests expect—often working over 16-hour shifts and sleeping on-site at the villa to ensure a seamless and unforgettable experience. House Rules Reminder Please also ensure that the following house rules are displayed clearly in all villa descriptions and pre-arrival communication: No Hookahs: Hookah use is prohibited on the property. Age Requirement: The reservation holder must be 25 years or older. Quiet Hours: Between 10:00 PM and 8:00 AM. No Smoking: This is a non-smoking property. No Pets Allowed. Occupancy Limit: Total number of occupants must not exceed the quoted number unless agreed in writing. External Vendors: The use of outside vendors—including private chefs, event planners, photographers, or external golf cart providers—must be approved in advance and may be subject to additional fees. Cancellation & Refund Policy Normal Season (Jan 6–Dec 17) * 50% is due at booking; the remaining 50% is due 60 days before arrival. * 60 days or more before arrival: Cancellation is refundable. * 59 days or less before arrival: No refund. Holiday Season (Dec 18–Jan 5 & Thanksgiving) * 50% is due at booking and is non-refundable. * Remaining 50% is due 90 days before arrival. * No refunds are provided for cancellations. * Date changes are generally not allowed, except when force majeure prevents travel. Refund Processing Fees * Full refunds paid by wire transfer: $150 administration fee. * Refunds paid by credit card: 4% processing fee is retained.
