What "30A" Means
30A is County Road 30A in south Walton County, a two-lane road that leaves US-98 near Dune Allen, follows the Gulf for roughly 20 miles and rejoins US-98 at Inlet Beach. It isn't a town. Strung along it are a dozen or so beach communities, some old fishing and cottage villages, some master-planned towns built since the 1980s, most of them unincorporated, with Santa Rosa Beach or Inlet Beach mailing addresses.
It sits between the region's two bigger destinations. Destin and Miramar Beach are west, past Sandestin; Panama City Beach is east, across the Bay County line. Seaside, near the middle, is roughly 20 to 25 miles from each.
West to East
- Dune Allen and the west end: beach houses around Oyster Lake and the coastal dune lakes, next to Topsail Hill Preserve State Park.
- Blue Mountain Beach and Gulf Place: low-rise condos, beach houses and a small cluster of shops.
- Grayton Beach: an older village of cottages and sandy lanes beside Grayton Beach State Park and Western Lake.
- WaterColor and Seaside: neighbouring planned towns at the centre of 30A, with Point Washington State Forest inland.
- Seagrove Beach: a long-established residential stretch, with Deer Lake State Park just east of it.
- WaterSound, Seacrest, Alys Beach and Rosemary Beach: the polished east end of 30A, ending at Inlet Beach and Lake Powell on the Bay County line.
Seaside and the Planned Towns
Seaside, begun in 1981, is the original New Urbanist beach town. Its master plan called for front porches, picket fences, narrow streets and houses within walking distance of a town centre and the beach, and it was the main filming location for The Truman Show (1998). It is still the busiest centre on 30A, with shops, galleries and restaurants around a green facing the Gulf.
The towns that followed borrowed the idea. WaterColor, next door, was developed by the St. Joe Company and is a larger, resort-style take on the same idea. Rosemary Beach, begun in 1995 at the east end, is a denser, more European-feeling town around a town square. Alys Beach, between Seacrest and Rosemary, is the most distinctive: white-washed masonry houses and white roofs, drawing on Bermuda and the Mediterranean.
The Coastal Dune Lakes
Walton County names fifteen coastal dune lakes along its coast, among them Western Lake, Oyster Lake, Deer Lake, Camp Creek Lake and Lake Powell. They are shallow lakes just behind the dunes, fed by groundwater and streams, that periodically break through the sand to the Gulf at an "outfall". When that happens, fresh and salt water mix and the lakes support an unusual range of plants and animals. The landform is rare worldwide, found in only a few places such as Madagascar, Australia, New Zealand and Oregon, and the Florida Natural Areas Inventory ranks these lakes as globally imperiled.
Grayton Beach State Park is the easiest way to see one: Western Lake runs along the park, and you can paddle it in a kayak or canoe. When an outfall is running, the channel can flow fast and erode its banks, so keep children out of it.
Getting Around: the Timpoochee Trail
The Timpoochee Trail is a paved multi-use path of about 18.5 to 19 miles that runs beside 30A from Dune Allen to Inlet Beach. Bikes are the easiest way to get between the towns in summer, when traffic on the two-lane road slows to a crawl near Seaside and Rosemary Beach. Many rentals include bikes, and some include a golf cart or low-speed vehicle.
Parking and Beach Access
Parking is the hardest part of a 30A beach day. Much of the beachfront in front of houses and communities is private, and many rentals come with access to a community or deeded beach walkway. Ask your host which one yours uses. Everyone else uses the county's regional and neighbourhood beach accesses, many of which have only a handful of spaces.
As of October 2026, Walton County charges for parking at three lots: Van Ness Butler, the County Road 393 lot (across from Ed Walline Regional Beach Access) and Grayton Beach. Paid parking started on April 3, 2026. Other county lots are free, and the beach trams that run from parking areas are free. Rates and any new paid lots are posted at parkwaltonco.org.
Beach Flags and Rip Currents
The South Walton Fire District runs the lifeguards and flags on these beaches. Green means low hazard, yellow medium, red high, and double red means the water is closed. Purple means dangerous marine life such as jellyfish. In Walton County, going into the Gulf while double red flags fly can bring a $500 fine. Rip currents are common on this coast, and drownings happen most summers. Check the flag at your beach access or at swfd.org before going in. If a current pulls you out, swim parallel to the shore until you are free of it.
When to Visit
The Gulf is warm enough for swimming from about May through October and reaches the mid-80s°F in July and August. June and July are the busiest months, with the highest rates. May, September and October are calmer and cheaper, with good beach weather. Winter is mild but too cold for most swimmers, and many towns are very quiet. Hurricane season runs June through November and peaks in August and September; check your rental's cancellation terms.
Where to Stay
In Seaside itself, Salt + Light is a five-bedroom house built in 2021 with deep porches. It is offered for limited dates only. Close by in Seagrove, Saltlight Hideaway is a four-bedroom in The Hammocks, a gated community with two pools, and Family Tides 30A Seagrove sleeps 16 in a main house and carriage house about half a mile from the Gulf.
At the east end, the Luxury Rosemary 4BR Villa has a private courtyard pool in the middle of Rosemary Beach. Here Comes the Sun, a four-bedroom in Seacrest, is a few blocks from both Alys Beach and Rosemary Beach. Feeling Tip Sea is a three-bedroom townhouse in the Prominence community, near Inlet Beach, with a golf cart and bikes.
At the west end, Blue Mountain Villa 2A is a two-bedroom gulf-front condo in Blue Mountain Beach. Reflections is a six-bedroom beachfront house with a private pool. Oyster Lake Oasis sleeps 24 on the shore of Oyster Lake, one of the coastal dune lakes, with a dock and a private pool.
Either Side of 30A
West of 30A, past Sandestin, are Miramar Beach and Destin, with the harbor, the charter fleet, Crab Island and plenty of gulf-front condos. See the Destin & Miramar Beach guide.
East of Inlet Beach, the coast continues into Bay County and Panama City Beach, which is bigger, cheaper and busier, with Pier Park and St. Andrews State Park. See the Panama City Beach guide.
