With the train station a short walk down the hill, you can spend your days exploring Tuscany’s great art cities and return each evening to your own private retreat. This intimate villa sleeps 2–4 in air conditioned comfort, blending rustic Tuscan character — chestnut beams, terracotta floors — with modern touches including a brand new kitchen. The pool, only occasionally shared with the wonderfully discreet resident owners, features an in pool Jacuzzi and a choice of sunny or shaded spots for lingering. A tennis court, covered gazebo, and peaceful hilltop setting complete the picture. A private drive to the side of the house leads to an independent guest entrance, and a few steps past the furnished, covered gazebo bring you to the arched glass door facing the pool. Inside, the main room occupies the entire ground floor and includes a living area with a sofa and sofa bed set before a fireplace, a long trestle dining table, and a new 2024 kitchen equipped with a dishwasher and washing machine. There is also a small bathroom on this level. A spiral staircase tucked into the corner of the room leads to a small sitting area with wicker chairs and a table overlooking the pool. From here, you access a shower room with twin sinks, a twin bedroom, and a double bedroom, both air conditioned. Furnishings throughout Villa Fonte Serena follow a comfortable country rustic style, with large chestnut beams and tile or parquet floors reflecting the owners’ thoughtful restoration. Although the owners occasionally share the pool and tennis court, these amenities are so close and convenient to the villa that they naturally become part of guests’ daily rhythm. The pool, with easy entry steps on either side of an in pool Jacuzzi, sits within a lawn bordered by shade trees that ensure privacy. Sunbeds, umbrellas, and poolside sofas invite long, relaxing pauses. The tennis court lies on a lower level to the side of the house and includes a handy WC and shower near the guest laundry. Both the pool and the tennis court are occasionally used by the owners, who live in the nearby house. They use them very little, so for most guests the facilities feel private, though you may occasionally see a family member come down for a swim. It’s uncommon, but it can happen. The closest airport is Florence (FLR), while both Pisa (PSA) and Perugia (PEG) are roughly an hour and a half away. Pisa offers the widest choice of flights thanks to the number of airlines serving it. For travellers arriving from North America, Rome is also a practical option at about two and a half hours’ drive. Location: Villa Fonte Serena sits on a hilltop overlooking the dramatic Balze — striking eroded cliffs and rock formations that create a vivid, almost sculptural landscape. The nearby Le Balze nature reserve offers marked walking trails that wind through this unique and colourful terrain. Train access to Florence One of the great advantages of Villa Fonte Serena is its proximity to San Giovanni Valdarno train station, just five minutes away by car, where free parking is usually available. Regular direct trains run to Florence Santa Maria Novella, placing you in the heart of Renaissance Florence in around 40 minutes. Many guests find this far easier than driving into the city and dealing with traffic and parking. Trains also run frequently to Arezzo, which is only about 20 minutes away. Horse riding and Chianti wineries Nearby stables offer the chance to explore the surrounding countryside at a slower, more scenic pace on horseback. For those who enjoy shopping, several designer outlets are within a 30 minute drive. Easy access to the motorway also makes day trips into the Chianti region straightforward, whether for wine tasting or leisurely visits to the area’s many thermal spas.
