The surrounding slopes are alive with wildlife, and the network of old farmers’ tracks—including one that passes just below the property—makes every walk a pleasure. What was once a crumbling ruin has been beautifully reimagined by the owner as two charming cottages linked by a stone walkway. Local craftsmen restored the buildings with great sensitivity, preserving the character of the valley in the distinctive stone chimneys, tiled roofs and the intricate detailing above the doorways. Inside, handmade poplar doors, chestnut furniture, patterned rugs and paintings sit harmoniously against cool white walls and traditional cotto tiles. Step outside and the terrace, edged with lavender and hollyhocks, opens onto views of the fields, with a deep-blue pool providing a stylish focal point. Although this rural sanctuary is hard to leave, the treasures of Umbria and Tuscany are close enough to explore at leisure. Cortona (25km), Sansepolcro (37km), Città di Castello (22km) and Gubbio (53km) each offer their own charm and history. Closer still, the village of San Leo Bastia is just a 10‑minute drive away, with a small shop beside its friendly bar and a local pizzeria. For a wider choice of amenities, including an excellent bakery, Trestina is only 15 minutes from the property. First Floor: Bathroom (separate shower). Steps up to half landing. Twin bedroom. Double bedroom with external door leading to stone walkway linking the two houses and steps down to the terrace. Casa Primavera Ground Floor: Twin bedroom with door onto terrace. Bathroom (separate shower). First Floor: Kitchen/dining room (oven, dishwasher, CD, selection of CDs and books). Living room. Steps up to double bedroom. Outside: Laundry room (washing machine, WC). Terraces. Shower. Pizza/wood oven. Parking area. Private swimming pool (5m x 4.5m) with Roman steps. If the party is 4 people or less, they will have use of Casa d'Estate only. Casa Primavera remains closed and unoccupied. Please note there is an external stone walkway with low walls which links the two houses (on the first floor) and external steps down to the terrace. Younger children may require supervision.
