Every detail has been thoughtfully chosen, with colours inspired by Tuscan tradition and furnishings that meet contemporary standards of comfort and quality. The villa is ideally situated just a 15 minute walk from Greve in Chianti, a charming town known for its boutiques, cafés, wine bars, restaurants, and lively Saturday market. Please note: children under 8 years are not permitted. Living Areas: Ground floor – Entry is from the garden, the terrace, and the outdoor dining area directly into the dining room. From here, you access the kitchen, equipped with an oven, fridge freezer, dishwasher, kettle, coffee machine, microwave, toaster, ironing board and iron, as well as a utility room with a washing machine and tumble dryer. A staircase leads up to the mezzanine level – also accessible from an external entrance – where you’ll find a spacious and elegant living room. Bedrooms and Bathrooms Ground floor – Guest bathroom. Mezzanine floor – Two double bedrooms, one with an en suite shower room, plus an additional shower room. The bedroom with the en suite can also be arranged as a twin if preferred; this must be requested before travel. First floor – An open gallery with a double bed and a sitting area featuring a very comfortable sofa bed suitable for one person. This level also includes an en suite bathroom with a stand alone tub and overhead shower. Outside Space Gardens surround the house and pool, creating a peaceful and beautifully maintained setting. A spacious terrace features an elegant lounge area, perfect for relaxing outdoors. The panoramic dining area includes a high quality gas BBQ, ideal for long al fresco meals. Swimming pool – The pool is arranged over two levels: the upper pool measures 6 × 8 metres and the lower pool 9 × 8 metres. One section is 1.2 m deep and the other 1.8 m deep. Open from mid May to mid October. Access is gated for added safety. There is also a charming open air shower room. The entire property enjoys views over the picturesque, rolling Chianti hills. Location The owners live in the main house but ensure guests enjoy complete privacy throughout their stay. Parking – ample space is available for several cars. First shopping service: €20–€50 plus the cost of groceries. Dog cleaning fee: €70 per dog per week (on request). A €50 fee applies if rubbish is left behind at departure.
