Note: The driveway has been resurfaced, a new walkway from the parking area to the gate was installed. The main house sleeps 8 and has: - Master bedroom: 1 king bed & a sofa bed with an ensuite master bathroom - Bedroom 2: 1 queen bed - Bedroom 3: 2 twin beds - Full bathroom located in the hall Guesthouse sleeps 5 and has: - Bedroom: 1 king bed and 1 full bathroom - Living room: 1 twin sleeper sofa and 1 full sleeper sofa Outdoor space: - Outdoor bar area - Private hot tub! - Wood-burning Fire pit (BYO firewood) - Charcoal BBQ Grill (BYO Charcoal) - Large backyard! BURN BAN EFFECTIVE - Gillespie County Burn Ban is ON, Effective Monday, February 2, 2026: Attached please find a local DECLARATION OF DISASTER & ORDER RESTRICTING OUTDOOR BURNING related to imminent threat of wildfires. Restrictions: NO open fires/burning and NO smoking. As a result, outdoor wood-burning fire pits are NOT permitted. This mandate is enforced by the city and county and is beyond our control. You are welcome to use Gas fire pits and BBQ grills, if applicable. For charcoal grills, please allow all hot coals to cool completely inside the grill before disposing of them. Please review the property listing to confirm the type of fire pit and grill available, if applicable. If it is discovered that the fire pits/chimineas/outdoor fireplaces were used or wood was burned during your stay, a fine starting at $100 will be applied. This is a serious fire safety issue, and we kindly ask that you comply with all city-mandated regulations. Thank you for your understanding! Quiet neighborhood on the skirts of Fredericksburg area. - This property is pet-friendly. There is a pet fee of $45 per pet/per night + taxes/airbnb fees, and up to 2 pets max and 35 lbs max. Pets are not allowed on furniture/beds. Please pick up after your pet(s). Pets must be kenneled if ever unattended. Yard is not fully fenced. - This property is suitable for children/infants. - Pest Control is scheduled quarterly. Due to the house being in the hill country, you will encounter critters. This is common even with pest control treatments.
