ENTRANCE This appealing Southwestern style ranch house welcomes you with a friendly turquoise front door and three wide arches that provide a peek into the shady front porch area. LIVING ROOM Step inside and find yourself in a space designed for comfort, starting with the living area furnished with a plush, inviting L-shaped sofa facing the electric fireplace (under repairs 5/26/22) and wall-mounted Roku TV – the perfect place to curl up together and enjoy a good movie after a day of exhilarating hikes. BACKYARD The living area is open to the dining end of the eat-in kitchen, with a homey table for 6 that’s situated in front of a wide set of sliding glass doors. Step out onto the deck appointed with comfortable, attractive outdoor furniture clustered around a fire pit. A short set of stairs will take you down into the fully fenced, neatly graveled yard where kids can let off steam safely in fresh air. KITCHEN Back inside, you’ll find the dining area completely open to the working center of the kitchen, providing everything you need for the loving preparation of group meals. Enjoy a refrigerator/freezer, range with cooktop and oven, microwave, dishwasher, coffee maker, toaster, blender, and thoughtful extras like a complete set of chef’s knives. You’ll find a generous work surface on granite countertops, and plenty of cabinets. A full-size washer and dryer are tucked discreetly behind a set of double-doors in the kitchen. BEDROOMS All three bedrooms in this home are appointed with calming, contemporary décor with just a whisper of rustic Rocky Mountain character. The master bedroom has a king size bed while the other two with queen size bed, a closet, and each bedroom has its own TV. The king bedroom is enhanced by a private bath with a shower stall and a sink vanity with storage below. For other guests, a tastefully decorated second bathroom in the hallway provides a combination shower/tub with a sliding glass door enclosure, plus an oversized countertop and mirror. Hotel-grade linens are professionally laundered after every visit. House Rules Required ~There is a $500 fine for every unauthorized guest ~No Smoking - we charge a $1000 fine for smoking We require a refundable hold of $1000 on your card for damages (released after checkout) OR you can opt out with a small fee of $50 by purchasing a damage waiver coverage to stay insured throughout your stay. AGE REQUIREMENT: Must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted by us before check-in. NO SMOKING inside. This includes Colorado’s newest cash crop. Quiet Hours begin at 10:00pm per city ordinance. Please be courteous of the neighbors during your stay. Wood burning fireplaces are not for guest use due to safety precautions. Our indoor fireplace is electric (under repairs 5/26/22) and outdoor is working and powered by gas. Dog Policy -This house is dog friendly, Please be respectful of those who will stay after you by cleaning up all pet waste and disposing of it in the large trash bins. Thank you in advance! * Dogs are welcome for an additional fee ($75 per dog). 3 dogs max. All dogs must be approved before check-in. No other animals are permitted unless they are Certified service animals. There are no charges for service animals. Type of Cooling for the Home Central AC units are best kept at 68 degrees or above. Due to the lack of humidity in the area if the thermostat is lowered below 68 degrees it is possible that it can freeze the unit if it is working too hard. Unfortunately, it will take 24 hours for the unit to defrost before an HVAC specialist can service it. Our evenings are generally cool in the summertime, simply opening the windows will provide extra natural coolness. Reminders About the Property -Please review the sleeping arrangements prior to booking. -Please keep all trash secure in the bins. Do not leave any trash out overnight for your safety and the surrounding active wildlife in the city's area. -We do not have onsite maintenance or cleaning unlike hotels but all requests will be taken care of ASAP.
