Located 3.5 miles into the Sian Ka’an Biosphere Reserve, this cozy eco-conscious villa is a tropical utopia. The 4-bedroom villa was built for guests to relish the landscape. Not only does it have a 100-meter private beachfront in a vibrant nature reserve, but it blends in with its surroundings. The open-plan living spaces fuse into the spectacular deck and pool, where the beach and its coco palms become part of the architecture. A 2.5-acre estate embraces the house, itself tucked between the Caribbean Sea and the beautiful Campechén Lagoon. While the home’s interior design is remarkable, one finds the best spots outdoors: the dining table on the deck, the rooftop terrace with its plunge tub, the lounge by the pool, and the sunbed cabana. Casa Kati Kaan is located 3.5 miles from the park entrance and just a 15-minute drive from some of Tulum’s most famous restaurants and bars. It is also 30 minutes away from downtown Tulum, where you will find supermarkets, shops, and other services. This fee is $12 USD per person per day and it’s paid at the entrance arch by cash • Check-in 3pm, check-out 11am • Children accepted • No pets • Swimming pools can be heated at no extra cost Please note: Due to Sian Ka’an being a protected reserve, it is not permitted to bring external ATVs, water sports equipment such as kiteboards, or audio equipment. It is also forbidden to fish, in order to protect the endangered sea life. Pets are not allowed. Roads in Sian Ka’an are unpaved and therefore distances and times may vary depending on the season and road condition. Strictly quiet hours in the community after 10pm (no loud music allowed). Penalties for noncompliance may apply. Please be aware that, due to warming weather and fluctuating ocean currents, the Riviera Maya may experience the presence of naturally occurring seaweed during the hotter months of the year.
