Designed to embrace its idyllic waterfront setting, this spacious and beautifully appointed home offers an effortless blend of luxury, comfort, and relaxed holiday living. High ceilings, expansive glass doors, and natural finishes create a bright and welcoming atmosphere throughout, while the open-plan layout allows guests to enjoy seamless indoor-outdoor living. Upon entering, a long and elegant hallway leads through to the heart of the home where the spacious living area opens directly onto the waterfront lawn and entertaining spaces. Large bi-fold doors invite cooling breezes inside and frame the tranquil canal views, creating the perfect backdrop for a memorable Noosa getaway. The designer kitchen is a standout feature, centred around a generous marble island and equipped with premium integrated appliances. Whether preparing family meals or entertaining guests, the kitchen flows effortlessly into the adjoining dining area, which comfortably seats eight guests. During the cooler months, guests can relax beside the gas fireplace, while in summer the open-plan design embraces Noosa's beautiful climate. At the centre of the outdoor spaces is the heated swimming pool, conveniently accessed from the living area. Heated to approximately 28 degrees during the cooler months, the pool provides year-round enjoyment for guests. Adjacent to the kitchen is a fantastic outdoor entertaining area featuring a built-in barbecue, stone pizza oven, and alfresco dining space overlooking the water. The home comfortably accommodates up to eight guests across four thoughtfully designed bedrooms: Bedroom 1 (Master Suite): Features a luxurious four-poster bed, private ensuite, and direct access to the waterfront deck. Step outside to enjoy the daybed, the perfect spot for an afternoon nap or morning coffee overlooking the canal. Bedroom 2: Located at the opposite end of the home, this spacious bedroom features a queen-sized bed and private ensuite. A separate toilet nearby also serves as a convenient powder room. Bedroom 3: Located upstairs and fitted with a queen-sized bed and private ensuite. Bedroom 4: Also located upstairs, this bedroom offers two single beds and a private ensuite, making it ideal for children or friends travelling together. A separate upstairs TV lounge provides an additional living space, allowing guests to spread out and relax throughout their stay. Additional features include air conditioning, ceiling fans, waterfront entertaining areas, laundry facilities, and private off-street parking.

Good to know

*The swimming pool is heated to approximately 28 degrees during the cooler months to take the chill off the water. *Unfortunately we cannot accept schoolies bookings or similar groups. *Guests are required to comply with local council regulations and the property house rules during their stay. *Please note that to stay with us, guests will be required to complete a check-in form prior to arrival. Access details will only be provided once this form has been completed.

The Neighborhood

Ideally positioned within walking distance of many of Noosa's most popular attractions, the home offers the perfect balance of privacy and convenience. The beautiful Noosa River is just moments away, while Hastings Street, Main Beach, boutique shopping, and award-winning restaurants are all easily accessible. Quamby Place is only 500 metres from the property and is home to several iconic Noosa dining destinations including Ricky's River Bar & Restaurant and Rock Salt. The Noosa Ferry also stops at Quamby Place, providing a scenic and enjoyable way to explore the river and surrounding areas. A sunset ferry ride is highly recommended during your stay.

Guest Access

Guests will have exclusive access to the entire home, including the heated swimming pool, waterfront entertaining areas, and all indoor living spaces.

House Rules and Terms

Noosa Council Code of conduct for guests

As hosts we are obliged to enforce the below code of conduct, and if a complaint is made we are required to address it with our guests within 30 minutes (24/7). Any complaints received after hours (outside Mon-Fri 9-5pm) will incur a $250 fee. Breaches could lead to eviction and suspension of our letting licence. If guests are evicted due to breaching the code of conduct no refund will be given.

Vehicles to be stored to not cause a nuisance or inconvenience to adjoining premises, and be parked within parking facilities on the premises where provided. Whilst the garage is not available for guest use, two car spaces are provided in the driveway. Use of the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, deck, balcony, swimming pool or spa, must not— detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining or in the vicinity of the premises; or cause a nuisance (including a noise nuisance); or display unacceptable behaviour (for example loud aggressive behaviour; yelling, screaming, arguing; excessively loud cheering, clapping or singing; or create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise). An occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility. The maximum occupancy is 2 guests per bedroom. No more than 8 guests may occupy the premises at any time. Pets occupying the premises (where allowed) must be managed and not cause a nuisance (including a noise nuisance). General waste (including the separation of recyclable waste) must be placed in a waste container. Waste containers must be placed on the kerb side frontage of the premises for the collection of waste each Thursday for collection on Friday by the guest in residence, and be moved back inside the gated area within 24 hours of the scheduled collection day. The waste containers cannot be left by the roadside for more than 24 hours. The grounds of the premises are kept in a safe and tidy condition.

As a Superhost, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in this beautiful home, whilst keeping our neighbors happy and the home in great condition for all our guests. We would truly appreciate it if you could accept the local code of conduct and our house rules, and thank you in advance for your cooperation! *Strictly no schoolies, groups or events of any kind. We reserve the right to decline reservations that we do not feel comfortable with. We do not accept groups of guests under the age of 25. *This accommodation is for residential purposes only, functions or parties (big or small) are strictly not permitted and penalties apply. *The premises must not be used as a party house, with no events, functions or parties (e.g. bucks parties, hen’s parties, raves, or wedding receptions for example) permitted on site. *You are holidaying in a residential area, please no loud music at any time and especially after 9pm. If you are still enjoying the evening please move inside at this time and close the windows and doors. *Please be respectful not to disturb our lovely neighbours. Sadly additional charges will be applied to your booking if we receive a noise complaint and security is called. If you do not reduce the noise level at this time, authorities and Airbnb may be contacted for your removal off the property should noise complaints be received. NO REFUND WILL BE GIVEN should you be asked to leave due to breaking the house rules or non-compliance with the code of conduct. *Please take great care of the marble benchtops as they unfortunately are very prone to stains. *Please don’t place any foods directly on to the bench top, and always use a chopping board. Especially acidic foods will ‘eat’ into the stone. *Kindly remove your shoes indoors please to keep sand outside. *Please refrain from rearranging the furniture. *The number of occupants must not exceed the number agreed to at the time of the booking. If you wish to have additional guests please contact us for approval (maximum 8 guests). *The owner will not be responsible for any injury suffered to a guest, or visitors of a guest. *All guests under the age of 18 must be accompanied by a parent/guardian Children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you. *We want you to enjoy the pool area, but to avoid injury, please no bombing or running. *Children are not allowed in the gated swimming pool area without an adult actively supervising in the space for safety. *No drinking glasses or bottles are to be taken into the pool area - only plastic items allowed. *Check in time is 3pm and check out time is 10am. *Any sports equipment, baby equipment or toys supplied are there for your enjoyment but used at your own risk. The host cannot be held liable for any injuries sustained from using the equipment.

Extra fees

*An extra cleaning charge of $100 applies to all bookings departing on a public holiday due to the increased cost of labor. *If guests are found to have had a party resulting in extra cleaning, guests will be charged for extra cleaning accordingly. *Excessive cleaning costs will be charged to the guests if the house is not left in a neat and tidy condition. *Upon departure BBQ is to be cleaned please, if used. An additional charge of $40 will be applied if it is left dirty. *Please take great care not to lose the keys or garage remote. Loss or damage will incur additional charges. *If you leave property behind on departure, we are happy to send it back to you for a minimum charge of $25 covering postage and our time to retrieve and send the items Cleaning: The cleaning is provided by a commercial cleaning company and they provide a cleanliness guarantee. Their contact details are advertised in the accommodation. If the cleanliness is not to your expectation please contact the provider directly, they will rectify any reasonable issues. Please keep in mind that we are dealing with labour shortages and high costs of living just as the rest of the country. Please know we do our very best to provide beautiful, clean spaces to our guests, but we have a constant turnover of staff and they are not always perfect. So if there has been a small oversight, please forgive us, but major issues will be addressed. NO refund will be provided as we offer a cleanliness guarantee. In the event that the cleaning company is unresponsive please contact us via the Airbnb app and we will assist. Noise and other issues outside our control: You are holidaying in a residential area and surrounding buildings or units might have noisy maintenance or construction at times. This is completely beyond our control, and no refund will be provided if this occurs.
