Living area: sofa bed. The studio sleeps up to four guests. A single air bed with a built-in pump is stored above the fridge, with spare bedding in the sofa bed and ottoman. It's available to use within the property's maximum of 4 guests. The bathroom ceiling height is 6ft 2 due to the basement level. The apartment is private, cool and away from street noise. Some daytime operational noise from above may occasionally be heard between 10AM and 5PM on weekdays. There is no lift access. SLEEPING: The king size bed is in the sleeping area and the sofa bed is in the living area, sleeping four in total. Hotel-quality bedding, smart lighting and a Smart TV are provided. KITCHEN: The kitchen is set up for proper self-catering with oven and hob, fridge-freezer, microwave, coffee machine, cookware, crockery and utensils. BATHROOM: The full-size bath has an overhead shower and a heated towel rail. The bathroom is at the 6ft 2 ceiling height noted above. Towels and toiletries are provided for every stay. LAUNDRY: A washer and separate dryer sit inside the flat, with an iron and ironing board. WORKING: The dining table seats two and takes a laptop comfortably, and WiFi runs throughout the studio. PARKING: There is no private parking. Street parking on Caledonian Road is limited to 2 hours and there is a public car park nearby, so public transport is recommended. OUTSIDE: The studio has access to a shared garden. The studio works best for couples, solo professionals and small groups, including guests bringing a dog. It suits short visits and longer stays, with weekly and monthly discounts available. Caledonian Road sits in the heart of N1, one of London's best-connected neighbourhoods. King's Cross St Pancras is about a fifteen minute walk, and Coal Drops Yard and Granary Square — the shops, restaurants and canal side behind the station — are part of the same walk. Closer to home there are independent cafes, restaurants and shops along Caledonian Road itself, and Islington, Angel and Barnsbury are all within easy walking distance for an evening out or a Sunday brunch. Camden Market, Regent's Canal and the Emirates Stadium for Arsenal matchdays are all close by. HOUSE RULES — PLEASE READ BEFORE BOOKING *No Parties or Events Unauthorised parties or events are strictly prohibited. Any evidence of a party or gathering beyond the registered guests will result in immediate termination of the booking without refund and a £2,000 damage and remediation charge applied. *Quiet Hours After 10PM This is a residential area. Please respect quiet hours from 10PM onwards out of consideration for neighbours. *No Smoking Indoors Strict no-smoking and no-vaping policy inside the apartment. If smoking is detected indoors, a £1,000 charge will be applied to cover deep cleaning and remediation. An outdoor area is available for smokers. *Noise and Air Quality Monitoring The property uses noise and air quality monitoring systems. Evidence of parties, excessive noise or indoor smoking will result in immediate termination of the stay without refund. *Stays Over 10 Nights Stays over 10 nights require an additional housekeeping visit for an extra fee. Full details provided at booking. *Online Check-In Required The lead guest must complete our secure pre check-in form, agree to our terms, and provide a valid UK photo ID or passport before arrival. Access will only be granted once this is completed. *Check-In and Check-Out Policy Check-in: from 4PM Check-out: by 10AM Early check-in or late check-out: £20 per hour, subject to availability. Early check-in — 3PM £20, 2PM £40, 1PM £60, 12PM £80 (earliest 12PM). Late check-out — 11AM £20, 12PM £40, 1PM £60 (latest 1PM). Early check-in and late check-out are available on request through our guest portal (£20 per hour); please ask at least 24 hours ahead and our team will confirm. **Security Deposit OR Damage Waiver** We require either: A refundable security deposit of £300–£500 (depending on length of stay), OR A non-refundable damage waiver charged at £25 per night, with a £50 minimum and a £100 maximum per stay. The damage waiver is available on stays of up to 27 nights. For stays of 28 nights or more, the £500 refundable security deposit is charged (not just held) shortly before check-in, and refunded within 7–14 days of checkout, less any agreed charges for damage. *Pets Pets are welcome with prior approval. A fee of £100 per pet per stay applies. Maximum two dogs or one cat. *Basement Property Please note this studio is located at basement level beneath a Post Office. The bathroom ceiling height is 6ft 2. There is no lift access. Some operational noise from above may be heard between 10AM and 5PM on weekdays.
