In our unique setting, everyone can come together or enjoy serene solitude at their own pace. The large pool has ample sun loungers and features a covered outdoor dining area with gas and briquette BBQ’s, a fire pit and Smart LED-TV. To keep your guests entertained we’ve added a brand new pickleball/basketball court and a beach volleyball court. You’ll also find a covered picnic and viewing area and loveseat swings to watch the action. At night, roast s’mores over one of our fire pits. Dripping Springs, Texas is a beautiful destination surrounded by stunning hills and oak trees. It is located west of Austin in the Texas Hill Country. The city is an agricultural Mecca; here you can tour the olive orchard and mill or many of the wineries nearby. Dripping Springs has earned the nickname of the “Wedding Capital of Texas” for its scenic beauty and is home to some of the most beautiful places in Texas. This city is surrounded by various state parks for hiking, swimming, and fishing. Dripping Springs is the perfect family-friendly destination, offering everything you need for an unforgettable getaway. Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process. To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions. Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment. HOUSE RULES: - Occupancy [ 20 ] - Primary guest must be at least 21 years old and present for the entirety of the reservation. - Smoking is not allowed. - Minimum smoking fee: $250/home. However, the total charge may be higher if the property's condition renders it temporarily unrentable. - Unauthorized parties and events are NOT allowed without prior written approval. - Pets are allowed for an additional fee, up to 4 pets maximum. $100 /pet /stay - No shooting firearms or weaponry on the property. - Fireworks are not allowed. - There are security cameras onsite. 2 are located pointing toward the entrances. 1 is pointing toward the volleyball, basketball, and firepit. - Neighborhood has a strict NO NOISE policy from 10PM - 7AM, so please help us be good neighbors :) - There are several fire pits on site for guest use. We kindly ask you to bring your own supplies and extinguish any flames/coals after each use. Please be aware of the status of county burn bans. This can be checked on the county website. There is a $500 fine for burning during bans. - If any furniture is moved, please place it back in the original space where it was found. Fees may apply. - The back lot is serene but please do not enter gated area behind the property - this is private property :) - In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key. Pool and Hot tub Rules: - No lifeguard on duty. Swim at your own risk. - Supervise children at all times. - Please rinse off any sand from the volleyball court before entering the pool or hot tub. - Please do not touch or move the pool vacuum at the property. Fees may apply. - No glass or food allowed in the pool and hot tub areas. Additional fees may apply if glass or food is found in the pool and hot tub areas. - Please place the covers back on the hot tub after each use. - Please ensure that the gates remain shut at all times due to the presence of an unsupervised water feature (swimming pool) on the premises. - For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool and hot tub. A $500 fine will be charged if this rule is violated. Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services. We recommend enabling ‘wifi calling’ on your device. As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink. HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible.
