Designed with families in mind: Zion Adventure House offers everything needed for a memorable, magical vacation! In addition to four bedrooms and three bathrooms, you'll have access to the La Estancia community facilities, including an indoor and outdoor pool, hot tub, playground, gym and a brand new Amenity Park coming in summer of 2024. You can also bring your pets with you on vacation, as this home is pet-friendly, and you can use the community dog park right across the street. Pet Policy: Pets are NOT allowed to be unattended in the home at any time, please understand and respect our policy. There is a $150 pet fee if you do plan on bringing your pet. House features: Living Room - Comfy couch & love seat, large flat screen, picture windows. Kitchen - Stainless steel appliances, granite countertops, dishes and utensils, drip coffee maker, kettle, baking and cooking supplies including a muffin tin, cookie sheets, bread pan, strainer, griddle, toaster, blender, hand mixer, cutting boards, stock pot, roasting pan, cheese grater, and crock pot. Dining Area - Table with seating for 5 and counter bar with seating for 3. Master Suite - Plush king bed, chair, TV, dresser, walk-in closet, ensuite bathroom. Ensuite Bathroom - Double vanity, walk-in shower, complimentary body wash, shampoo & conditioner, blow dryer. Guest Bedroom 1 - Firm plush queen bed, chair, closet, shared bathroom. Guest Bedroom 2 - Medium plush queen bed, comfy chair, closet, shared bathroom. Guest Bedroom 3 - Firm plush queen bed, comfy chair, closet, shared bathroom. Guest Bathroom 1 - Vanity, walk-in shower with complimentary body wash, shampoo & conditioner. Guest Bathroom 2 - Vanity, shower/tub combo with complimentary body wash, shampoo & conditioner. Laundry Room - Full capacity washer & dryer, complimentary detergent & fabric softener. Garage - Two car, EV Charger. Backyard - Fully fenced, family & dog-friendly, table and chairs. The La Estancia neighborhood is the finest in Kanab. Master-planned, it features a clubhouse with an indoor & seasonal outdoor pool, gym & recreation room. There's plenty to do with state and national parks nearby, but if you're looking for something more low-key for a day or two, consider the local hikes featured on the flyers in our house book: Right outside your front door is access to the Toms Canyon/Cliff to Cliff hiking trail! Squaw, Bunting and K-hill are some other hikes within minutes from the house, all offering wonderful views. As well, Jacob Hamblin park has a playground, field, pool with slides, splash pad, and tennis/pickleball courts; Kanab City Library is nearby and often has books for sale; Ranchos Park has great baseball fields; Best Friends Animal Sanctuary has great guided tours (they welcome donations). Also consider the local restaurants, bakeries, and ice cream shops. Equestrian and biking trails are also available. Cancellations Terms: Please be advised there is a 3% cancellation fee regardless of the cancellation date. It's very important to note that there are VERY strict CC&R's established in the La Estancia neighborhood. For EACH day any of the rules are broken, you will be FINED anywhere from $100 to $500, depending on the rule. Rules for La Estancia Community: - There is NO parking on the street whatsoever! You're welcome to park your vehicles in the driveway or in the garage. - If you bring ATV’s, they CANNOT be parked in the driveway and MUST be parked in the garage. - Absolutely NO parties or events are to be held in any of the houses. - Tenants may NOT invite outside guests (friends or relatives not staying in the home) to use the common area facilities. - Please be respectful of the neighbors who live in the community. Please make sure to put the pool key back in its original place once you are done using it. If you lose the pool key it is a <b>$250 FEE</b> to replace it.
