Inside, the home features an open living area with soaring ceilings and abundant natural light, creating an airy and inviting atmosphere. The living room offers comfortable seating and a smart TV, ideal for relaxing after a day exploring Austin. The compact kitchenette includes a cooktop, microwave, coffee maker, sink, and retro-style refrigerator, making it easy to prepare light meals or enjoy your morning coffee before heading out for the day. Upstairs, the lofted bedroom offers a cozy sleeping space with a comfortable bed and a dresser for storage. A dedicated desk workspace makes the home perfect for remote work or guests who need a quiet laptop station during their stay. The home comfortably sleeps two guests and includes one full bathroom with a modern walk-in shower. Located in the heart of East Austin, you’ll be just minutes from some of the city’s best restaurants, coffee shops, breweries, and live music venues—while still enjoying the comfort and privacy of a quiet, modern retreat. East Austin is arguably the most up-and-coming neighborhood in the downtown area. Gentrification is seen on every corner, the mix of old and new truly gives it so much character. East 6th or 12th street is a fantastic spot with local bars and food. Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions. Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment. HOUSE RULES: - Occupancy [ 2 ] - Primary guest must be at least 21 years old and present for the entirety of the stay. - Early check-in and late check-out are possible, subject to availability and with an associated fee. - Pets are not allowed at this vacation rental. - Smoking is not allowed. - Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable. - Fireworks are not allowed. - Parties or events are not allowed. - Quiet hours are from 10 PM - 7 AM. Please note that we are located in a residential neighborhood, and maintaining quiet hours after 10 PM is important to ensure a positive relationship with our neighbors. - For safety reasons, lighting candles is not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property. - The City of Austin waste collection is on Friday for this property. - Please feel free to take out the trash and place it in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins. - If any furniture is moved, please place it back in the original space where it was found. - Additional charges (including shipping fees) may apply if personal items are left behind. - In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key. Parking Instructions: One vehicle can park in the gravel area in front of the casita. Additional parking is available on the street on a first-come, first-served basis. HVAC Rules: Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us. As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
