House Rules Required ~There is a $500 fine for every unauthorized guest ~No Smoking - we charge a $1000 fine for smoking We require a refundable hold of $1000 on your card for damages (released after checkout) OR you can opt out with a small fee of $50 by purchasing a damage waiver coverage to stay insured throughout your stay. POOL HEATING REQUESTS: A fee of $55 per night for pool heating will be collected upon the guest's request. AGE REQUIREMENT: Must be at least 21 years old. We cannot accommodate guests who do not meet this age requirement unless prior approval has been granted by us before check-in. NO SMOKING inside. We must be clear that if any scent of smoke of any kind is left, we must charge the entire cost of professional odor removal ($3,200). Please be respectful! Quiet Hours begin at 10:00pm-8AM per city ordinance. Please be courteous of the neighbors during your stay. This is a luxury neighborhood and the neighbors will report noise violations. Wood burning fireplaces or open fires are prohibited due to safety precautions. Please review Arizona wildfire prevention tips and resources to help prevent wildfires and protect our great outdoors. *Guests assume ALL liability when using the pool. No Lifeguard On Duty. Pool care visits the property on Tuesday or Wednesday depending on environmental factors that can affect pool cleanliness. Please do not interfere with pool care for safety and hygiene reasons! NO Dog Policy This property maintains a no-pet policy for the comfort and convenience of all our guests. Type of Cooling for the Home Central AC units are best kept at 70 degrees or above. Due to the lack of humidity in the area if the thermostat is lowered below 68 degrees it is possible that it can freeze the unit if it is working too hard. Unfortunately, it will take 24 hours for the unit to defrost before an HVAC specialist can service it. Our evenings are generally cool in the summertime, simply opening the windows will provide extra natural coolness. Locations of All Security Cameras 1. Ring Doorbell Camera on front door. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited. Reminders About the Property -Upon booking this property you assume ALL liability for you and any guests that accompany your booking when using the pool. No Lifeguard On Duty. -Please review the sleeping arrangements prior to booking. -Please keep all trash secure in the bins. Do not leave any trash out overnight for your safety and the surrounding active wildlife in the city's area. -We do not have onsite maintenance or cleaning unlike hotels but all requests will be taken care of ASAP.
