As hosts we are obliged to enforce the below code of conduct, and if a complaint is made we are required to address it with our guests within 30 minutes (24/7). Any complaints received after hours (outside Mon-Fri 9-5pm) will incur a $250 fee. Breaches could lead to eviction and suspension of our letting licence. If guests are evicted due to breaching the code of conduct no refund will be given.

Vehicles to be stored to not cause a nuisance or inconvenience to adjoining premises, and be parked within parking facilities on the premises where provided (one car space). Use of the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, deck, balcony, swimming pool or spa, must not— detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining or in the vicinity of the premises; or cause a nuisance (including a noise nuisance); or display unacceptable behaviour (for example loud aggressive behaviour; yelling, screaming, arguing; excessively loud cheering, clapping or singing; or create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise). An occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility. The maximum occupancy is 2 guests per bedroom. The number of occupants must not exceed 4 guests in total. Pets occupying the premises (where allowed) must be managed and not cause a nuisance (including a noise nuisance). General waste (including the separation of recyclable waste) must be placed in a waste container. The grounds of the premises are kept in a safe and tidy condition.

We would truly appreciate it if you could accept our house rules, and thank you in advance for your cooperation! *This apartment is not under the management of the resort, please DO NOT visit the reception / office. They will not assist you. *Strictly no schoolies or groups. *We reserve the right to decline reservations that we do not feel comfortable with. *This accommodation is for residential purposes only, functions or parties (big or small) are strictly not permitted and penalties apply. *You are holidaying in a mixed use complex, partly occupied by permanent residence. Please be mindful not to disturb our lovely neighbours or other guests. *Strictly no excessive noise at any time and especially after 9pm. Pool hours are strictly 8am-8pm only (Lagoon pool from 7am), and the pool is only available for registered guests. *Sadly additional charges will be applied to your booking if we receive a noise complaint and security is called. If you do not reduce the noise level at this time, authorities and Airbnb may be contacted for your removal off the property. *NO REFUND WILL BE GIVEN should you be asked to leave due to breaking the house rules. *we do our best to ensure the property is presented in great condition with everything in good working order. However, sometimes things break down and this is beyond our control. No refund will be provided, however we will do our best to repair the item at the earliest opportunity, subject to availability of the relevant tradesmen. *Kindly remove your shoes indoors please to keep sand outside. * Please refrain from rearranging the furniture. *Please don’t leave personal items such as towels, clothing or inflatable toys around the pool or water’s edge. *We want you to enjoy the pool area, but to avoid injury, please no bombing or running. Children are not allowed in the gated swimming pool area without an adult actively supervising in the space for safety. *No drinking glasses or bottles are to be taken into the pool area - only plastic items allowed. *We will not be responsible for any injury suffered to a guest, or visitors of a guest. *All guests under the age of 18 must be accompanied by a parent/guardian *Children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you. *Check in time is 3pm and check out time is 10:00 *Any sports equipment, baby equipment or toys supplied are there for your enjoyment but used at your own risk. The host cannot be held liable for any injuries sustained from using the equipment. *This apartment is not under the management of the resort, please do not visit the reception / office.

*Excessive cleaning costs will be charged to the guests if the apartment is not left in a neat and tidy condition as per our check out instructions. *Please take great care not to lose the keys or gate remote. Loss or damage will incur costs ($50 each per key and per gate remote). We can only source replacements Mon - Fri. *If you leave property behind on departure, we are happy to send it back to you for a minimum charge of $25 covering postage and our time to retrieve and send the items Cleaning: The cleaning is provided by a commercial cleaning company and they provide a cleanliness guarantee. Their contact details are advertised in the accommodation. If the cleanliness is not to your expectation please contact the provider directly, they will rectify any reasonable issues. Please keep in mind that we are dealing with labour shortages and high costs of living just as the rest of the country. Please know we do our very best to provide beautiful, clean spaces to our guests, but we have a constant turnover of staff and they are not always perfect. So if there has been a small oversight, please forgive us, but major issues will be addressed. NO refund will be provided as we offer a cleanliness guarantee. In the event that the cleaning company is unresponsive please contact us via the Airbnb app and we will assist. Noise and other issues outside our control: You are holidaying in a residential area and surrounding buildings or units might have noisy maintenance or construction at times. This is completely beyond our control, and no refund will be provided if this occurs.
