This beautiful home is conveniently located only minutes walk away from the Noosa River foreshore, where you'll find plenty of cafes, restaurants, and variety of fabulous activities available.

Upon entry on the ground floor you will experience a large and light-filled open-plan living area, featuring a comfy lounge, a Smart TV, a dining table, and a modern kitchen equipped with SMEG appliances and a Nespresso coffee pod machine.
Expansive glass sliding doors lead to the northeast-facing spacious outdoor area, complete with outdoor dining table, Weber BBQ; and ample sized private pool with cafe seating and sun lounges.

Sleeping up to 8 people with 4 bedrooms, 3 bathrooms and a powder room - this property is a perfect fit for extended family stays or couples retreats.
The bright and spacious master bedroom boasts a king bed, walk-in robe and an ensuite bathroom with a luxurious corner spa bath and dual vanity. The private covered balcony offers a leafy breezy retreat to enjoy your morning coffee or afternoon spritzer.
Also upstairs is a second bedroom featuring a king bed (can be configured to two singles with prior notice at a cost of $100.00); and a double bottom bunk bed (top bunk not included).
The downstairs Queen bedroom with sliding doors to the rear courtyard also features a private shower and vanity. The separate powder room is directly adjacent to this bedroom.
All bedrooms include a split system air-conditioning/heating unit; ceiling fans and TV's making each sleeping space easy and comfortable to enjoy.
Laundry facilities including washer and dryer (located in the garage) are provided for your convenience.
Off-street parking for one small to medium car is available in the secure garage.
One small to medium sized dog will be considered. Please include breed and age in your booking details.

Guests must comply with the Local Council code of conduct, and the general house rules.
The secure garage is suited to a small to medium size vehicle.
We will accept strictly one small to medium sized dog only upon application - $50 pet fee per stay (guests must submit a photo of their dog for approval).
Guests must comply with the pet rules, including not to leave the dog unattended to avoid noise complaints. Strictly one small to medium sized dog on application only.
The twin room with bunk bed will only be set up to sleep two guests (one single bed and one bottom bunk bed).
The Neighborhood
There are plenty of cafe and restaurant options in Noosaville, especially along the Noosa River. The river is a great spot for kids to play in the sand, swim or play. There is also a great, large playground, the "Pirate Park", along the foreshore about a 10 minute walk away. Hire a stand up paddle, kayak or boat to further explore the river and canals, or hop on the 'Noosa Ferry' for a cruise or to get into town in style. A short walk to local shops - Woolworths, Dan Murphy's, Chemist, Post Office etc at Noosa Village Shopping Centre.
House Rules and Terms
Noosa Council Code of conduct for guests
As hosts we are obliged to enforce the below code of conduct, and if a complaint is made we are required to address it with our guests within 30 minutes (24/7).
Any complaints received after hours (outside Mon-Fri 9-5pm) or on Public holidays will incur a $250 fee.
Breaches could lead to eviction and suspension of our letting licence. If guests are evicted due to breaching the code of conduct no refund will be given.

Vehicles to be stored to not cause a nuisance or inconvenience to adjoining premises, and be parked within parking facilities on the premises where provided (in the double garage - please note it is a standard size garage and not suitable for oversized vehicles).
Use of the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, deck, balcony, swimming pool or spa, must not—
detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining or in the vicinity of the premises;
or cause a nuisance (including a noise nuisance);
or display unacceptable behaviour (for example loud aggressive behaviour; yelling, screaming, arguing; excessively loud cheering, clapping or singing;
or create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise).
An occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility.
The maximum occupancy is 2 guests per bedroom. No more than 8 guests may occupy the premises at any time.
Pets occupying the premises (where allowed) must be managed and not cause a nuisance (including a noise nuisance).
General waste (including the separation of recyclable waste) must be placed in a waste container. Waste containers must be placed on the kerb side frontage of the premises for the collection of waste each Thursday by the guest in residence, and be moved back within 24 hours of the scheduled collection day.
The waste containers cannot be left by the roadside for more than 24 hours.
The grounds of the premises are kept in a safe and tidy condition.

As a Superhost, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home, whilst keeping our neighbours happy and the home in great condition for all our guests. We would truly appreciate it if you could accept the local code of conduct and our house rules, and thank you in advance for your cooperation!

We reserve the right to decline reservations that we do not feel comfortable with.
*This accommodation is for residential purposes only, functions or parties (big or small) are strictly not permitted and penalties apply.
*You are holidaying in a residential area, please no loud music at any time and after 9pm. Please be respectful not to disturb our lovely neighbours. Sadly additional charges will be applied to your booking if we receive a noise complaint and security is called. If you do not reduce the noise level at this time, authorities and Airbnb may be contacted for your removal off the property should noise complaints be received. NO REFUND WILL BE GIVEN should you be asked to leave due to breaking the house rules or non-compliance with the code of conduct.
*Kindly remove your shoes indoors please to keep sand outside.
*Please refrain from rearranging the furniture.
*The number of occupants must not exceed the number agreed to at the time of the booking.
*The owner will not be responsible for any injury suffered to a guest, or visitors of a guest.
*All guests under the age of 18 must be accompanied by a parent/guardian
Children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you.
*We want you to enjoy the pool area, but to avoid injury, please no bombing or running. Children are not allowed in the gated swimming pool area without an adult actively supervising in the space for safety. No drinking glasses or bottles are to be taken into the pool area - only plastic items allowed. In addition please, no dogs are allowed in the swimming pool please, people only.
*Check in time is 3pm and check out time is 10am.
*Any sports equipment, baby equipment or toys supplied are there for your enjoyment but used at your own risk. The host cannot be held liable for any injuries sustained from using the equipment.
Pets
*Dogs are apart of the family and we are currently allowing one small to medium dog per booking, subject to approval at the time of the booking. Please provide specifics about the size and breed of your dog.
*Please keep your dog downstairs only, off the furniture and out of the bedrooms
*Please, no dog in the swimming pool
*There are families living close by and loud or aggressive dogs will not be tolerated
*Do not leave the dog unattended at any time to avoid barking or damages in your absence.
*Please pick up any dog droppings and put them in the green outside bin
Extra fees
*An extra cleaning charge of $50 applies to all bookings departing on a public holiday due to the increased cost of labor.
*If the property is not left in good condition and extra cleaning is necessary, guests will be charged accordingly.
*Upon departure BBQ is to be cleaned please, if used. An additional charge of $40 will be applied if it is left dirty.
*Please take great care not to lose the keys or garage remote. Loss or damage will incur additional charges.
*If you leave property behind on departure, we are happy to send it back to you for a minimum charge of $25 covering postage and our time to retrieve and send the items
*Emu holiday has a selection of baby equipment available to hire.
Cleaning: The cleaning is provided by a commercial cleaning company and they provide a cleanliness guarantee. Their contact details are advertised in the accommodation. If the cleanliness is not to your expectation please contact the provider directly, they will rectify any reasonable issues.
Please keep in mind that we are dealing with labour shortages and high costs of living just as the rest of the country. Please know we do our very best to provide beautiful, clean spaces to our guests, but we have a constant turnover of staff and they are not always perfect. So if there has been a small oversight, please forgive us, but major issues will be addressed.
NO refund will be provided as we offer a cleanliness guarantee. In the event that the cleaning company is unresponsive please contact us via the Airbnb app and we will assist.
Noise and other issues outside our control: You are holidaying in a residential area and surrounding buildings or units might have noisy maintenance or construction at times. This is completely beyond our control, and no refund will be provided if this occurs.
