Check in instructions with key code are sent as soon this essential step is completed. EARLY CHECK-IN REQUESTS: Please plan for a check-in time of 3 PM. You will receive a notification as soon as your accommodation is ready for you. If you require earlier access, consider booking the night before, subject to availability. While we make every effort to accommodate early check-in requests, please be aware that, unlike hotels, we do not have alternative rooms to offer. If another guest is departing on the same day as your arrival, our housekeeping team will need sufficient time to prepare the space to ensure it meets our high standards. We appreciate your understanding and patience during this process. LATE CHECK-OUT REQUESTS: Depending on our bookings and housekeeping schedule, we may be able to offer a later check-out. Please reach out to us before 8 pm the night before your departure to confirm if this can be arranged. While we will do our best to accommodate your request, if you need to check out after 11 am, an additional night’s fee will apply. This payment must be made via the Airbnb Resolution Centre by the night before your check-out, or housekeeping will be scheduled for the standard 10 am check-out time. STARTER SUPPLIES: To ensure a comfortable start to your stay, we provide complimentary essential supplies. Each bathroom is equipped with 30 ml bottles of shampoo, conditioner, body wash, lotion, & toilet paper. Kitchen is equipped with cookware, crockery, glassware and all essential kitchen appliances. A selection of T2 teas, Nespresso machine with coffee pods, sugar and milk are provided. Please note that these are intended as starter supplies and may not last the entire duration of your booking. They are provided to help you settle in without the immediate need to visit a supermarket. PORTACOT & HIGHCHAIR: Both are available upon request for your convenience. Please note, for safety and hygiene reasons, we do not provide linens or mattresses for the portacot. This is to protect your baby’s sensitive skin from potential reactions to the detergents used by commercial laundries. We recommend using your own familiar fabrics, linens, and mattress to ensure your baby's comfort and avoid any sensitivities. However, the portacot does come with a padded mat for the base. FURTHER INFORMATION TO NOTE: There is a sensor in the apartment’s living area, which is NOT a camera or recording device. It monitors noise levels, environmental factors (temperature and humidity), and occupancy (motion and the number of mobile devices nearby). It does not record raw audio, and the data is presented only as graphs and numbers, not images or recordings. Parties, gatherings or social events are not allowed at any time during the stay. Please note that any disturbances will endure immediate cancelation of the booking without any refund and you will be asked to vacate the apartment in 10 minutes. LISTING DISCLOSURE By confirming your reservation, you acknowledge that you have thoroughly reviewed the listing and house rules. As a result, any information disclosed during the booking process cannot be used as a basis for grievances. 📜TERMS AND CONDITIONS Please read & agree to our Terms and Conditions before your stay. 1. Strict No Party Policy: We have a zero-tolerance policy for parties or events. If found in breach, you will be asked to leave immediately without a refund. 2. Respectful Noise Levels: Please be considerate of our neighbors by keeping noise to a minimum, especially during night-time hours. Quiet time is strictly observed from 22:00 to 6:00. Please note that a noise monitoring device is installed in the apartment to help ensure compliance with building regulations. This device does not record sound but detects decibel levels. 3. Maximum Occupancy: Ensure the number of guests does not exceed the reservation. Unauthorised guests are not allowed. 4. No Smoking: Our property is a smoke-free zone. Smoking is prohibited both indoors and in common areas. A cleaning fee of $450 is charged if found in breach. 5. Pet Policy: Pets are not allowed, unfortunately. 6. Cleanliness: Please maintain cleanliness during your stay and dispose of trash appropriately. Additional cleaning fees of $100 may apply if the property is left excessively dirty. 7. Check-In/Check-Out: Adhere to the check-in of 3 PM on arrival day and check-out of 10 AM on the scheduled departure day. If you want to arrive earlier or leave later, please make prior arrangements with us. 8. Security: Lock doors and close all windows & balcony doors when leaving the property for security purposes. 9. Damage and Breakages: Please report any damage or breakages immediately. Guests are responsible for any damages incurred during their stay. 10. Use of Amenities: Enjoy the facilities responsibly. Follow posted rules for amenities like the pool, gym, and spa. 11. Loss of Keys: Please note these are registered keys and cannot be copied. If you lose them or drop them down the lift shaft, a maintenance/replacement cost of $600 will be charged. Please keep your keys safe. 12. Key Return: Please return the keys to the Keynest location before 10:10 AM on your check-out day. Extra charges of $50 per hour apply if you miss the deadline, as cleaners are scheduled to prepare the property for the next guest. 13. ID verification & Damage Deposit: Complete ID Verification (link is shared in welcome message via the booking portal) and pay the refundable damage deposit of $750 (only 2% processing fees $15 is charged to your credit card) prior to your check in.
