Welcome to this cosy 90 m² 3-bedroom apartment on the ground floor of a building, perfectly situated in the heart of Tollcross. The apartment is professionally cleaned before every arrival so you can settle in straight away. Bedroom 1: 1 single bed, Bedroom 2: 1 double bed, Bedroom 3: 1 king bed. The flat has a full bathroom with a shower/bathtub, plus an additional WC with a toilet and sink, both accessible via the hallway. The living area is a great space to unwind, with a smart tv (flat screen) and dining table and chairs. There is a private small patio, smoking is not allowed on the patio. The fully equipped kitchen has everything you need: full fridge, oven, microwave, gas stove, drip DeLonghi coffee machine, and electric kettle and toaster. A washing machine is available for your convenience. The flat has individual radiators for heating throughout the cooler months. Families welcome Need a cot or high chair? If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a €50 fee; 10:00 PM–12:59 AM is €90; after 1:00 AM is €120. Please note that any late check-in fee must be paid in cash upon arrival. We’re flexible when we can be — just give us a heads-up! Check-out: By 10:00 AM. Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection. Max guests: 5 people (including children and infants). Please keep within this limit so everyone is comfortable. Smoking: The apartment is non-smoking. Smoking is not allowed on the patio. Events: - The apartment is a private home and not suitable for parties or events. - No pets are permitted at the property. - The property must not be used by influencers, content creators, or any other persons for commercial or promotional filming, photography, content creation or photoshoots without the landlord’s prior written approval. Just a short walk from the Grassmarket and Edinburgh Castle, this apartment sits in one of the city's most convenient and characterful bases. The Old Town, the Royal Mile and the atmospheric closes that branch off it are all reachable on foot in around fifteen minutes, making it an ideal location for first-time visitors and returning guests alike. The Meadows, one of Edinburgh's best-loved open green spaces, is a short stroll away, as are the independent coffee shops, restaurants and the Cameo Cinema that make Tollcross and Bruntsfield so popular with locals. The King's Theatre is just around the corner for an evening out. For transport, several Lothian Bus routes run along Leven Street and Home Street, connecting quickly to Princes Street and the city centre. Haymarket station is about fifteen minutes on foot, offering ScotRail connections across Scotland and the Edinburgh Tram line directly to the airport. Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom. Photos are as accurate as possible — minor updates may not always be reflected immediately. Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.
