Inside, the hum of an air‑hockey puck and the clack of billiard balls promise evenings of friendly competition. The themed bedrooms spark imagination, turning bedtime into an adventure for kids and a playful retreat for adults. Every corner of this Kissimmee villa is set up for family fun and relaxed comfort. Sleeping arrangements - Bedroom 1 (downstairs) – King bed, sleeps 2, ensuite bathroom. - Bedroom 2 (upstairs) – “Star Wars” theme, two bunk twin beds, sleeps 4. - Bedroom 3 (upstairs) – Princess castle theme, two bunk twin beds, sleeps 4. - Bedroom 4 (upstairs) – Queen bed, sleeps 2, ensuite bathroom, balcony. - Bedroom 5 (upstairs) – King bed, sleeps 2, ensuite bathroom, balcony. Bathrooms Four full bathrooms serve the home, with three ensuite facilities attached to the king and queen rooms and the downstairs master. Fresh towels and basic toiletries are provided. Living spaces Two spacious living areas give room for gathering. The downstairs living room opens onto a dining room for indoor meals, while an upstairs loft offers a quiet nook for reading or a casual lounge. Large windows fill each space with natural light. Kitchen & dining A full kitchen equipped with stainless‑steel appliances lets you prepare anything from quick breakfasts to family feasts. Adjacent indoor and outdoor dining tables accommodate large groups, and a free washer/dryer is available for longer stays. Outdoor living Step onto the patio to find a private pool with optional heating and a hot tub that stays warm and relaxing, though it does not bubble. Comfortable pool loungers line the deck, and a balcony off the queen and king suites provides a spot for sunrise coffee. The garage has been transformed into a game room featuring air‑hockey, a foosball table, and a variety of board games. A separate billiard lounge offers a quieter space to practice your shot. Entertainment The game room and billiard lounge are perfect for family game nights or friendly tournaments. The themed bedrooms keep younger guests entertained, while the open‑plan living areas make it easy to socialize. Location Situated in Reunion Resort, the villa is close to the community’s amenities, parks, and attractions. You’ll have easy access to the resort’s pools, dining options, and entertainment venues while enjoying the privacy of your own luxurious retreat. Reunion Resort is a fun-filled luxury gated community that will make you feel like enjoying a stroll around one of the many golf courses. Many people are full time residents, so please drive the 25 MPH speed limit at all times and watch for golf carts! :) While Reunion has many wonderful restaurants to enjoy, out the back gate, you will find every type of food you can imagine, alligator farms, airboat rides and a flurry of water parks and places of enjoyment! The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
