To ensure a smooth and enjoyable stay for everyone, please review the following: We use TRUVI as part of our mandatory guest screening process. This requirement applies to all guests. • The TRUVI application must match the primary guest name on the reservation. • TRUVI must be completed within 3 hours of booking confirmation. • For last-minute bookings, TRUVI must be completed immediately. • Your reservation is not confirmed, and access will not be provided until TRUVI is successfully completed. Through TRUVI, guests are required to: • Verify a valid government-issued ID • Provide a matching credit card • Sign a Rental Agreement • Pay a non-refundable $50 damage waiver, which covers accidental damage during your stay Important Cancellation Policy Related to TRUVI If TRUVI is not completed, you must cancel the reservation yourself within 24 hours of booking to receive a full refund (if eligible under Airbnb policy). No refunds will be issued for cancellations due to refusal, delay, or failure to complete TRUVI after that time. CHECK-IN/CHECK-OUT: • Late check-out may be available upon request, so please ask the host team for cost and availability. •Failure to abide by these listed check-in and check-out times will result in a $50 fine for every 30-minute violation before or after the times provided. OCCUPANCY: • Guests are responsible for ensuring that any visitors comply with these House Rules • Children are counted in total occupancy. Any additional overnight guests must be approved and are subject to additional fees. If you exceed the maximum occupancy number on this property, you will be charged a $250 penalty per person for every person over occupancy, and Hilde Homes reserves the right to deny access or to require all guests to vacate the premises. QUIET HOURS: • Please respect our neighbors and abide by our quiet hours, enforced from 10 pm - 8 am. Noise must be kept strictly under 70 dBA during the day. Anyone found to be violating noise ordinances will be subject to an initial $500 fine followed by a possible eviction in egregious circumstances. Guests will not be given any refund for issues related to noise ordinance violations. PROPERTY INSPECTION: • An inspection of the vacation rental property will take place 24 hours in advance of your arrival. We inspect the home within 24 hours after guests check out. If there are any concerns with the property, please notify Hilde Homes immediately to ensure that such issues may be remedied promptly. Upon any violation of Hilde Homes' rules or noise/neighbor complaints, we reserve the right to enter the Property to inspect at any time during your stay. PETS: • Each Hilde Homes property is subject to a specific pet policy; please refer to the property's house rules. Nevertheless, all pets must be reported to us and approved. Any unauthorized pets will be subject to an additional fee. • Pet-friendly property (max 2 pets) with prior authorization only. A $200 pet fee per pet, per booking applies, with a maximum pet fee of $400 per booking. • All pets and animals must be fully vaccinated, non-aggressive, free of fleas and ticks, and fully house-trained. • Please do not allow your pets on furniture. • Clean up all waste. CLEANING: • All trash must be taken out and placed in trash bins • All dishes must be placed in the dishwasher upon checkout. • Please treat this home with high respect, as we put a lot of money and love into our Homes. • Excessive trash around the home may result in extra cleaning fees. WATER: • Please be mindful of water usage, as AZ is facing a water shortage. This is a real issue in the desert. • Help in taking shorter showers • Turn off the running water when not using it • All towels and linens are washed off-site at a professional cleaning facility • Washer/Dryer: Available throughout your stay Septic Tank Basic Rules • Never flush anything other than toilet paper • Reminder: All pipes lead to the septic tank • Be careful what you put in the drain in the sinks. Please use the trash for all waste • Avoid any harsh chemicals • Damages and fees may apply if these rules are broken and we have to get the septic tank fixed or flushed. THERMOSTAT: • To prevent damage, the A/C may not be lowered below 68 degrees Fahrenheit at any time during your stay. Extra fees may apply. PARKING: • Be mindful of local street parking restrictions. Please review all parking details before your stay, including overnight parking rules and the maximum number of cars permitted. Violations may lead to fines. OTHER VIOLATIONS: • Possible violations include, but are not limited to, limiting sound amplification outdoors, over-occupying parking areas, over-occupying rental property, and failing to follow your agreement with Hilde Homes. POOLS, SPAS, HOT TUBS (if applicable): • No diving • No tampering with the pool thermostat • No intoxicated persons may use the pool or spa • No glass containers in or around the pool or spa • Children may never be left unattended with access to the pool or spa • No lifeguard on duty - you and your guests shall swim at your own risk • Hilde Homes will be happy to assist in heating the pool/spa. Don’t try to heat the pool; this will result in damages and fines starting at $800 a day. • Heat can only be turned on by property managers at Hilde Homes • Pool heater discount may apply for longer stays after 6 nights. • Pools and spas are chemically serviced and cleaned regularly before your arrival. Please advise us if your pool is not clean, and we will make every effort to contact a pool cleaner, but please understand that the home is in Arizona, and high dust winds are very common, so the pool could be dirty or have leaves. WE CAN NOT GUARANTEE that the pool person will be able to return to the property SMOKING: • Violation of the no smoking of any kind policy will result in forfeiture of the full security deposit and damage liability of up to $2,500 for any discovered damage to furniture or any odors. • Guests will be asked to leave if smoking during their stay. SAFETY: • No unlawful use of the property • No weapons, violent behavior, fireworks, flammable substances, hazardous materials, or illegal substances are permitted in or around the property • Guests found to be violating any of the safety rules shall be liable for any corresponding property damage, and subject to a $500 fine and immediate eviction from the Property without refund. SURVEILLANCE: • Each property is monitored by noise monitoring devices, periodic patrols, security, and 24-hour video electronic surveillance on the exterior of the house for guest security and to ensure that the house rules are respected. There is no electronic video surveillance in the interior of the house. Do not tamper with any of our surveillance and safety equipment. Please report anything that needs replacing or fixing. MINUT NOISE MONITORS: • We are committed to Rent Responsibly standards. We use smart home technology to improve your experience. • Minut is a smart home device that measures decibel levels throughout the property and allows us to respond to noise issues without disrupting your stay. • Minut is 100% privacy compliant and is required on this property. • We will send one warning. After that, fines start at $800 and removal from the home with zero refund. • Noise nuisance laws are a sensitive topic in our State and City. Please understand. MAINTENANCE/REPAIRS: • We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment, or pools/spas. Please report any inoperative equipment to our office promptly. Hilde Homes will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by a Hilde Homes property associate, a maintenance service professional will be dispatched. GOOD TO KNOW BEFORE YOU BOOK A home with character Quail is a spacious, older home with plenty of personality and charm. It is not a brand-new build, and the nightly rate reflects its age and character. You’ll have plenty of space for your group and a wonderful backyard to enjoy, while you may also notice some signs of wear, dated finishes, and a few of the quirks that come with an older home. If you’re looking for a brand-new, ultra-modern property, this may not be the right fit. If you value space, character, and a great outdoor setting, we think you’ll love it. The pool The pool is professionally cleaned weekly. It was fully drained and acid-washed on September 15, 2026, and refilled with fresh water. Because the home is located in the desert, it’s normal for a few leaves or a small amount of dust to make their way into the pool between cleanings. This is a natural part of the desert environment and does not mean the pool is unsafe or unclean. Pool heating is available for $125 per day, with a 2-consecutive-day minimum. Please note that the pool can take approximately 48 hours to reach the desired temperature, so we kindly ask that you request pool heat at least 48 hours before arrival. Outdoor amenities The outdoor grill is an older model, although the knobs and grates have been replaced. The outdoor TV operates through Roku and, like many outdoor electronics, may occasionally be affected by the intense Arizona summer temperatures. The area also follows Dark Sky regulations, so please be mindful of outdoor lighting and avoid leaving lights on throughout the night. If you notice that something isn’t working properly during your stay, please let us know as soon as possible. While we cannot guarantee that every issue can be repaired immediately during your stay, we will always do our best to assist. A few things to be aware of: We want to be transparent about a few existing features of the home: - The refrigerator is currently missing its handle. - Some of the wood around the property shows natural signs of rot and wear. - The casita previously experienced a small leak. The issue has been repaired, although some watermarks remain visible on the walls. - A few pavers around the pool area have settled over time and may feel slightly uneven or wobbly. Please take care when walking around the pool. Rural desert living Quail offers a more rural experience, which is part of its charm. The property uses a septic system, so please flush toilet paper only and avoid disposing of other items down the toilet. Water conservation is also especially important in this area, so we kindly ask guests to be mindful of their water usage. Finally, please be aware that the last portion of the road leading to the property is unpaved. This is normal for the area and is simply part of the rural desert setting.
