At home, enjoy amenities for up to 10 guests in our spacious 4 bed/3bath home including two living spaces, gorgeous kitchen, formal dining space, patio space, and a large yard. Highlights: ★ Directly off of the Fayetteville square! ★ 0.5 mile walk to Dickson Street's Entertainment district! ★ 1 mile to University of Arkansas Campus & Athletic facilities. ★ Walk less than a mile to Walton Arts Center, TheatreSquared, Fayetteville Library, and Razorback Greenway. ★ Spacious yard space and private patio. ★ Free parking for about 5 cars right off square! ★ 4 private bedrooms & additional fold out couch to sleep 10 guests. ★ Two living spaces & formal dining area. ★ Gorgeous large kitchen with TV and fireplace. ★ Washer and Dryer for guest use. ★ Please note that this home is a duplex and only 1 side is included in this rental. Welcome to Rock The Block - step inside to see our newly remodeled cozy home. Our main living area features plush seating, a fireplace, and a large Smart TV. For additional space, head upstairs to find another living area with a large Smart TV and more seating. When you're not indulging in Fayetteville's awesome food scene, you'll be able to whip up your favorite dishes in our fully stocked kitchen and dine in our formal dining space. In the back yard, enjoy the fresh air by relaxing on the patio or utilizing the yard space. When it is time to turn in for the night choose between our 5 beds: (1) The primary suite features a King bed, Smart TV, and large ensuite bathroom with jacuzzi tub. (2) The second bedroom upstairs has a King bed, closet, and a nearby bathroom. (3) The third bedroom is also upstairs and has a King bed, closet, and nearby bathroom. (4) The fourth bedroom has a Queen bed, closet, and a nearby bathroom. (5) There is also a fold out couch that is a Queen size in the upstairs common space. Home to the University of Arkansas, amazing local restaurants and shops, and popular bike trails, Fayetteville does not disappoint. Whether you’re coming up here to visit the University or get a taste of our favorite local eats, there’s something for everyone in your crew. ★ Not pet-friendly. ★ Free parking available for 5 cars behind the house. House Rules that are strictly enforced: - Check-in is any time after 3:00 PM. - No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000. - This property is not pet-friendly. Pets discovered at the property will incur a fine of $400. - Unauthorized checkout delays will incur a fine of $100 per hour. - This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary. - Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies. - There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
