HVAC Under normal conditions, the HVAC system is designed to cool the home up to approximately 20°F below the outdoor temperature. SECURITY CAMERAS Exterior cameras, including a Ring doorbell, monitor outdoor areas for safety and property protection. There are no cameras inside the home. HOUSE RULES Maximum occupancy is 6. Quiet hours are 9:00 p.m. to 8:00 a.m. No pets, parties, events, or unauthorized gatherings. No smoking, vaping, cannabis, illegal drugs, or unlawful activity. Do not move furniture or appliances. Lock doors and windows whenever leaving the home. Report damage, leaks, safety concerns, or equipment problems immediately. Lost or unreturned keys incur a $100 replacement fee. Only toilet paper may be flushed. Do not flush wipes, feminine products, diapers, paper towels, tissues, cotton products, or other items. Do not put food, grease, oil, coffee grounds, eggshells, or other waste into the kitchen drain. Follow all posted water, hot tub, kayak, dock, and property instructions. Serious disturbances, police involvement, or material rule violations may result in termination without refund, subject to the booking terms and applicable law. WATERFRONT, WILDLIFE, AND OUTDOOR CONDITIONS This waterfront property has natural terrain and wildlife, including alligators, snakes, insects, and other animals. Never approach or feed wildlife. Outdoor surfaces may be uneven, wet, slippery, or unstable. Known conditions include uneven concrete near the rear patio-door handrail; uneven pavement and an elevation change on the pickleball-court walkway; left-side-only handrails on the concrete stairs and deck; area from deck to dock, stepping stones, decorative rock, and uneven terrain without a handrail on the side-yard dock path. Use available handrails, wear appropriate footwear, and watch your footing. Children require direct adult supervision in the backyard and around the deck, dock, shoreline, water, hot tub, and window-blind cords. STORAGE BUILDING AND CHEMICALS Adult guests may access only approved portions of the outdoor storage building. Locked areas and designated cabinets may contain chemicals, cleaning products, tools, and hazardous materials. Keep these areas secured and never allow children inside unattended. DOCK, KAYAK, AND WATER SAFETY There is no lifeguard or homeowner supervision. Natural water may contain wildlife, debris, submerged objects, changing depths, sudden drop-offs, and other hidden hazards. Life jackets are required when kayaking and recommended when entering the water. Never swim alone or dive from any structure. Inspect, properly return, and report damage to all kayak equipment. Do not tie watercraft to the dock without approval and do not use the dock or kayaks during unsafe weather. Directly supervise children and inexperienced swimmers. HOT TUB RULES Use the hot tub at your own risk. Secure the cover when not in use and directly supervise children. No diving, roughhousing, glass, food, drinks, alcohol, tobacco, cannabis, or illegal drugs are permitted. Do not add foreign substances. Water level should be 1 inch above the highest jet. Report low water. Contamination or misuse may result in additional charges. No confetti is permitted anywhere on the property. ASSUMPTION OF RISK The shoreline, dock, kayaks, hot tub, decks, stairs, fire pit, grill, pickleball court, natural terrain, and other outdoor areas involve inherent risks. Guests must follow all instructions, exercise reasonable care, and supervise their party, especially children. By using these areas and amenities, guests acknowledge and voluntarily assume the ordinary risks involved.
