Fully equipped with a patio set, pool loungers, and a fire pit area, it offers the ideal spot to embrace New Mexico's beauty in privacy and comfort. MAIN FLOOR The heart of the home lies in its grand living area, with sky-high wood beam ceilings and plush seating centered around a stately kiva fireplace and a 75’’ Smart TV, perfect for family movie nights. A modern and fully equipped kitchen, complete with top-of-the line appliances and ample storage. Culinary enthusiasts will delight in the gourmet kitchen, featuring granite countertops. A spacious dining room seats 8, complemented by a 4-person breakfast nook for cozy morning gatherings. The house offers a dedicated office space which provides a serene spot for reflection or remote work, equipped with a large desk and comfortable chair. The main level Guest Bedroom is positioned for easy access and comfort which presents a tranquil escape with a queen bed and elegant furnishings. Step through sliding doors to discover a backyard paradise, where a sparkling pool invites sunny day plunges, and the outdoor patio sets the stage for twilight dining under the stars. Half Bath - There is a half bath on the main floor. UPPER LEVEL On the upper floor, our Primary Bedroom is a sanctuary of its own. Master bedroom offers a plethora of amenities including a 43” Smart TV, king-size bed, ceiling fan, a cozy sitting area by the fireplace, and a balcony showcasing delightful backyard views. The ensuite Primary Bathroom boasts a luxurious double vanity, bathtub, rejuvenating shower, and an ample walk-in closet. Guest Bedroom 2 provides a tranquil setting for a restful night's sleep, featuring a king-size bed, a 43” Smart TV, and refined decor. Guest Bedrooms 3 and 4, guests will find queen-size beds with luxurious linens, nightstands, cozy reading lamps, and a comfortable atmosphere maintained by ceiling fans. Additionally, Guest Bedroom 3 is equipped with a 50” Smart TV for entertainment. The 2nd Full Bath is located on the upper floor and boasts both a shower and bathtub for added convenience. Please note the home has 2 full baths which are both located on the upper floor. LOWER LEVEL (Basement) Multifunctional game room that effortlessly converts into a comfortable sleeping space with two trundle beds, accommodating up to four guests. Equipped with board games, a 55” Smart TV, and a table with chairs its an ideal for entertainment and relaxation. Additionally, there is a convenient bathroom equipped with a toilet. Other notable features of this house include a laundry room, ample storage space, and a two-car garage. Pueblo Moon’s topnotch location is perfectly positioned near shopping centers and recreational facilities ensuring all your needs are within easy reach. Pueblo Moon is near ABQ's Balloon fiesta park, where the skies fill with balloons each October. The area also offers biking, hiking trails, Sandia Peak Tram, skiing, dining, shopping, and cultural attractions—perfect for your New Mexico getaway. Located at the base of the Sandia Mountains in NE ABQ, the area boasts some of the state's finest hiking. With over 100 trails, including the renowned La Luz and Crest Trails it's a hiker's paradise. Sandia Sunsets is located just 20 minutes from almost everything around ABQ. Every October, the ABQ skies are colorfully painted with over 500 balloons during the Balloon Fiesta, one of ABQ's top annual attractions. The Sandia Peak Tram and Ski Area provide year-round recreational facilities, with a potential November-to-April ski season. The aerial tramway is just 13 minutes from your door. Balloon Fiesta Park is nearby, located in the North part of the City of ABQ. Coverage Details: Protected: Accidental damages to furniture, fixtures, and appliances. Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000. Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded. Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility. Pool Heating Fees: March 15th to May 15th / September 15th to October 20th, there is a $50 pool Heating Fee Per Night that will be collected separately after booking. It will take about 36 hours to heat the pool during these Spring and Fall months, so please notify us in advance if you wish to have the pool heater turned on. From May 16th to September 14th, $100 per stay. The pool will be closed from October 21st to March14th. - The pool has a concave shape, with the deepest point being 5 feet in the middle and the sides measuring 3 1/2 feet deep. - Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner. - Please note the home has 2 full baths which are both located on the upper floor. - Ample parking onsite in the 2-car garage and the driveway. - One ring doorbell at front door, ring spotlight cameras to the front driveway, ring spotlight camera at the backyard gate entrance. toward the backyard. - Welcoming up to 14 guests in total - The Airconditioning is provided by 2 Evaporative Coolers. The Evaporative Coolers are typically connected from Early may, until mid-October, but are weather dependent for availability. The evaporative coolers typically cool up to 20 degrees. HOUSE RULES: • Guests must verify within 24hrs, live 50+ miles away, and be 25+ to book. No parties, smoking, or illegal substance use on the property. • Guest must complete Check-In Form to agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival. • Quiet hours 9 PM to 8 AM • No Pets allowed • No smoking on property or consuming Illegal substances of any kind. • No parties or events • No moving furniture or appliances. • Must obey house Occupancy Limits. • Secure the home by locking all doors and windows anytime you leave the home. • Reservations over 30 days may require security deposit, background and credit check. • For stays over 30 days, a monthly cleaning fee will apply. • Guest agrees to report any issues at home to Host immediately. • NOTE: Your safety matters. There is a Ring doorbell security camera in the front yard and a ring camera in the back yard. exterior cameras, and a Noise-Aware antiparty device or similar devices at the home. POOL RULES: - Swim at your own risk there is No lifeguard. - Pool/Hot tub: Please no drinks, fluids, or food while in the pool or the hot tub. If drinks/fluids/food fall in the pool/hot tub, it contaminates the water. - Children MUST ALWAYS be accompanied by an adult in the pool area. Please be vigilant with the whereabouts of your children at all times. - No alcohol, tobacco or drugs allowed in the pool area. - No diving - No running - No glass - No animals - No silly string or bubbles - Guest must check pool water level to ensure water level is halfway up the Skimmer. If water is low, Guest must call Host. - No confetti of any type allowed in our home. This causes issues with the pool and hot tub and could cause them to not work for your stay. - No drinks in the pool or hot tub. If drinks are spilt in the pool or hot tub, it will cause the pool or hot tub chemical levels to drop or rise to unsafe levels. An additional fee will be incurred If the water is to be changed for this issue. - Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the Police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk. Covid and other Communicable Diseases Restrictions • Please visit the NM Department of Health website to view any restrictions or travel advisories. • Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms. • Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
