The apartment is professionally cleaned before every arrival so you can settle in straight away. Bedroom: 1 double bed. The bathroom has a shower/bathtub. The living area is a great space to unwind, with a smart tv (flat screen) and dining table and chairs. The fully equipped kitchen has everything you need: full fridge, oven, microwave, gas stove, dishwasher, Dolce Gusto coffee machine, and electric kettle and toaster. A washing machine is available for your convenience. The flat has individual radiators for heating throughout the cooler months. Families welcome Need a cot or high chair? If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. Please note that any late check-in fee must be paid in cash upon arrival. We’re flexible when we can be — just give us a heads-up! Check-out: By 10:00 AM. Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection. Max guests: 2 people (including children and infants). Please keep within this limit so everyone is comfortable. Smoking: The apartment is non-smoking throughout. Events: The apartment is a private home and not suitable for parties or events. Holyrood Park and Arthur’s Seat are reachable in minutes, offering dramatic scenery and open hillside walking without leaving the city. The Palace of Holyroodhouse, the Scottish Parliament and Dynamic Earth all sit at the foot of the Royal Mile nearby. Calton Hill, with its sweeping panoramic views over Edinburgh, is also a short walk away. For transport, Abbeyhill Bus Stop and Montgomery Street Bus Stop are both within easy walking distance, with frequent services into the city centre and Princes Street. Balfour Street Tram Stop on the Edinburgh Tram line connects directly to the airport and the Newhaven waterfront. Edinburgh Waverley Station is about twenty minutes on foot. Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom.
