PLEASE READ *** MINIMUM AGE TO BOOK IS 25 *** Primary guest must be 25 and reservation must match identification provided with verified age, and remain on-site throughout the booking dates. 4 Bedrooms 3.5 Bathrooms 2784 square feet 1st Floor Master Suite - a King size bed awaits you, with a large sliding doors that lead you out to the pool. The bathroom features a modern open shower, with a large soaking tub and double vanity. 2nd Floor Master Suite – King Bed with en suite bathroom Bedroom 3 – Queen Bed Bedroom 4 – Twin Beds Jack and Jill Bathroom shared between Bedroom 3 and 4 Spacious living area featuring a modern open kitchen and beautiful dining space with seating for 8. 2 car garage Laundry room (with ironing board and iron) Family items on-site and available for use: Plates, Utensils, Cups and Placemats. Ping pong table and foosball table. Check out is at 11am unless requested and approved for later than 11am for $90. We charge an unauthorized late checkout fine of $250. This is NOT a party house, there is a very strict noise policy in place with noise sensors. It is located on a quiet street, you don't like noisy neighbors? They don't either ;) Up to $350 fee per noise violation. We keep the right to cancel your booking for multiple violation of this house-rule. If code enforcement is called or drives by, they can issue you a $1200 fine as well. This is a NON SMOKING property. 500$ fee for special smoke odor removal cleaning fee. We have smoke detectors in place that alert us to cigarette and marijuana smoke indoors. You will be fined and asked to leave with no refund of remaining nights. We are happy to provide toiletries for your arrival, however, please note that we do not restock items during your stay. -Baby amenities such as a high chair and pack 'n play are available upon request for an additional fee, along with other baby gear to make your stay even more comfortable. 🐾 Pet & Service Animal Policy We’re happy to welcome service dogs at no extra charge, in accordance with ADA guidelines. We also welcome emotional support animals (ESA) and small pets under the following conditions: Prior approval is required for all ESAs and pets. We allow 1 dog under 25 lbs. Requests for additional pets or larger breeds may be approved on a case-by-case basis. A non-refundable pet fee of $250 per pet will apply. A refundable security deposit of $550 will be collected at the time of reservation. 🚫 Unauthorized animals are not allowed. A fine of $550 will apply if a pet is found on the property without prior approval. Thank you for helping us keep our homes clean, safe, and enjoyable for everyone! The neighborhood of Poinsettia Heights, where the property is located, is centrally located to many bars, restaurants, coffee shops, parks and shopping. It has suburban charm, and appeal. You are minutes from the beaches and Galleria Mall traveling by car, and close to many golf courses. *Minimum age to book is 25 years old. A rental agreement from Viac Management will be sent for signature following the confirmation of each reservation. Signing this document is mandatory. *Please note that we provide complimentary toiletries for your arrival, but do not restock items during your stay. *The home is equipped with a Ring Doorbell located at the front door for easy access and security purposes, and non recording noise sensors located in the dining room and outside patio that monitor decibel levels (they do not record video or conversations). *Please note that this is a quiet neighborhood. Strict noise policy enforced on the property, by us, the community and by City Code Enforcement. Please be respectful of your neighbors and the City Rules, as well as house rules, at all times *We ensure that our toilets are in perfect working condition prior to guest stay. Guests are responsible for any clogging and plumbing issues caused by flushing toilet paper, paper towels, sanitary products, and other materials. If the plumber finds evidence of such items, repair costs will be charged to the guests. *This is a NON SMOKING property. Smoking is not permitted anywhere on the property.
