Nestled in the heart of Bentonville, our home offers a unique and luxurious stay for anyone looking to experience the mountain biking scene and the beauty of the Natural State! Located along the Tristan and Action Alley MTB trails, Above The Trees will be the beginning of an unforgettable trip. When you're out of the saddle, your crew can relax in the hot tub, have a meal and watch a movie in the fresh air on the patio, or read a book in the net seating hanging over the living room! Two Queen bedrooms and a loft with bunk beds! ★ Washer and dryer for guest use (Note: Dryer is available, but washer is currently out of service). ★ Pet-friendly with a small fee. When you stay at Above The Trees, you'll spend most of the time enjoying the deck! Our house is built on stilts and towers by the tree line. The deck offers a hot tub, a dining table, and a Smart TV! Inside, you'll be greeted by our open concept living space and kitchen area. This is entire space is flooded with natural light and modern decor. The living room has seating, an electric fireplace, and access to the patio! The kitchen is fully stocked to whip up a meal or just a good cup of coffee. Up the stairs, in our loft you will find our net seating that hangs over the living room! After a long day on the trails, settle into one of our three bedrooms: (1) Our first bedroom is complete with a Queen-size bed, a Smart TV, dresser, and a nearby bathroom. (2) Our second bedroom has a Queen-size bed, a Smart TV, closet, and a nearby bathroom. (3) The loft upstairs has two Twin bunk beds to sleep 4 guests, a Smart TV, and the net seating hangout space! Bentonville is home to Northwest Arkansas' premier mountain bike trails, restaurants, and museums. House Rules that are strictly enforced: - Check-in is any time after 3:00 PM. - Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000. - This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400. - Unauthorized checkout delays will incur a fine of $100 per hour. - This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary. - Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies. - There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
