Soft light fills the villa each morning as you stretch out on the patio, the scent of fresh Florida air mingling with the gentle ripple of the private pool. By afternoon, the game room hums with laughter while the two spacious living areas invite you to unwind after a day at nearby attractions. Evening settles over the backyard, and the hot tub steams under the stars, offering a perfect pause for the whole group. Sleeping arrangements The home features nine bedrooms thoughtfully arranged for groups of any size. Downstairs, the primary bedroom offers a King bed for two. Upstairs, the Primary Upstairs room also provides a King bed for two. The Paris and Pink rooms each contain a Queen bed for two guests. The Mickey rooms (two of them) and the Moana, Green, and Queendom rooms each have two Twin beds, accommodating two guests per room. The Star Wars suite stands out with three Queen beds, comfortably sleeping six. In total, the villa provides 14 beds across the nine bedrooms. Indoor living Two distinct living areas give everyone space to spread out. The main family room centers on a flat‑screen TV with ample seating for relaxed downtime. Adjacent, the game room adds extra gathering space with activities that delight both kids and adults. Throughout the home you’ll find air conditioning, heating, reliable Wi‑Fi, a dedicated workspace, and a free washer and dryer for longer stays. Outdoor living Step onto a backyard designed for lingering. A private pool and hot tub invite you to cool off or unwind at any hour. The patio offers outdoor seating where you can savor the Florida breeze after a visit to the community water park or the nearby theme parks. Kitchen & dining The large full kitchen is equipped with a refrigerator, freezer, stove, oven, microwave, dishwasher, and coffee maker, supporting everyday cooking and convenience. Indoor and outdoor dining areas provide flexible space for group meals, whether you prefer the comfort of the interior or the open‑air setting of the patio. Neighborhood Located in the ChampionsGate community of Four Corners, the villa grants free access to The Retreat at ChampionsGate’s resort‑style amenities: a water slide, lazy river, tiki bar, fitness center, movie theater, games room, playgrounds, volleyball and tennis courts, and an 18‑hole golf course with driving range. Regardless of your interests, The Retreat at ChampionsGate promises endless enjoyment for everyone in your family. The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. Our grill is a propane grill. Please be advised that propane is provided by the guests. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee the tank will be full upon arrival. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding!
