After getting settled, grab a beverage and head to the back porch to admire the serene mountain view as you softly sway in the ultra relaxing porch swing. Our full set of policies can be found lower on the page, but here are a few important ones: ▪ Please provide the first and last names of all guests when submitting a booking, plus tell us a little something about your stay and what brings you to the area. We are careful about who we rent to and like to get to know our guests. ▪ All guests must be 25 years of age or older unless accompanied by a parent or guardian (we check this when in doubt). ▪ Check in is 4pm or later, checkout is by 10am. ▪ No smoking inside or out. ▪ One dog up to 30 pounds is allowed for a $75 length of stay fee.

The Neighborhood

The small hilltop development known as River Rock Cottages contains four homes and sits on a short dead-end road. The last two homes on the road include this cabin and another rental cabin owned by us. A family lives fulltime in the first home on the road. Their home is visible from parts of the property, less so in summer, but is far enough away to not compromise the feeling of privacy offered by River Rock's location.

Guest Access

You will have full access to the entire cabin during your stay, except for one bathroom closet where supplies are stored. Keyless entry makes check in and checkout a breeze. Prior to check in, you will receive a pre-arrival message containing important check in information, including directions and an access code for the electronic deadbolt.

House Rules and Terms

► The maximum number of guests (adults & children) allowed is 6. ► Check in is 4:00 PM or later. We work diligently to have the property ready for you right at 4:00 PM, but there are rare occasions when additional cleaning may be required. There are no refunds in this situation. ► Checkout is by 10 AM. Late checkout requests cannot be accommodated. ► Intentionally misrepresenting information on your booking submission or request with intent to circumvent one or more of our policies or rules could result in your booking being cancelled up to and including the date of arrival. No refunds will be given. Additional fees could be charged for misrepresentations realized after checkout. ► A two-night minimum stay is required. ► In order to rent, all guests must be 25 years of age or have a parent or guardian staying in the property. ► One dog up to 30 pounds is allowed for a $75 length of stay fee. A 30" pet crate is provided. ► Daily housekeeping service during your stay is not provided. ► Guests are not permitted to invite visitors. Only paying guests are allowed on the property. ► Smoking is NOT allowed inside or outside of the cabin. This includes cigarettes, cigars, e-cigarettes, vape pens and marijuana. ► You are asked to be respectful of residents living in the area by limiting excessive noise. If you engage in loud or raucous behavior, you may be asked to vacate the property early. Quiet hours are from 9 PM to 9 AM. ► You are asked to consume alcohol in moderation as excessive alcohol consumption increases the likelihood of property damage. You will be held responsible for any damages resulting from diminished control or judgment due to excessive alcohol consumption. ► Absolutely no discharging of firearms is allowed on cabin property. This includes BB/pellet, Airsoft and paintball guns. The setting off of fireworks is also prohibited. ► Candles are not permitted to be burned on cabin property. ► No drones. ► Road and mountain bikers must keep their bikes on vehicle racks or in the secure storage area we provide when not in use. Bikes are not allowed to be left parked outside, in the cabin or on porches and decks. ► Occasionally appliances, electronics, etc. can malfunction. We will service and restore these amenities as quickly as we can, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other "Acts of God" that are outside of our control will not result in a refund of any monies paid. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency.
