About the Home

Welcome to Palms Cottage, where gorgeous treescape views frame your Hinterland escape. There’s something special about Eumundi, geographically, culturally, and spiritually; and this welcoming, restful, pet-friendly cottage has all you need to enjoy it. Step inside to a beautifully styled open-plan living area with soaring timber ceilings, a 3.5-seater leather lounge, and a freestanding wood fireplace, ideal for cooler evenings, with firewood provided in winter. A Smart TV, curated books and games add to the relaxed atmosphere, making it a space for slow mornings and easy evenings. The kitchen blends modern convenience with country charm, fully equipped with quality appliances, a Nespresso machine, and leafy views. A wide bench seat wraps around the generous timber dining table, creating a warm and social dining experience for families and friends. Flowing from the living area, the expansive undercover deck is designed for year-round enjoyment, complete with an outdoor lounge, BBQ, and dining space overlooking the dam and tree-lined surrounds. It’s an ideal spot for alfresco meals, sunset drinks, or a quiet morning coffee immersed in nature. Beyond the deck, the 1.2-hectare property invites you to explore open lawns, a peaceful fire pit, and forest-fringed pockets with a creek and dam, perfect for moments of calm or picturesque picnics. The bedrooms are light, calm and thoughtfully styled - two with queen beds and one with a bunk (trundle available on request). The main bedroom and living area are air-conditioned for added comfort, while ceiling fans feature throughout. A modern central bathroom includes a full-sized bath and separate shower, and the internal laundry offers additional convenience for longer stays. Families are well catered for with a porta-cot, highchair, books, and games, and there’s WiFi throughout the home. Ample parking is available on-site, with easy access to local attractions just minutes away.

Good to know

This Hinterland gem has an unfenced dam. The deck is secured via gates, but please view the photos thoroughly to ensure if fits for your pets and/or children. Guests must comply with the Local Council code of conduct, and the general house rules. Pet friendly - We are happy to welcome one dog per booking, we have a $50 pet fee per stay - please ask before booking.

House Rules and Terms

As a Superhost, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home, whilst keeping neighbors happy and the home in great condition for all our guests. We would truly appreciate it if you could accept our house rules, and thank you in advance for your cooperation! Please refrain from rearranging the furniture. Please no loud music, especially after 9pm. Please be respectful not to disturb residents of nearby properties. Excessive cleaning costs will be charged to the guests if the house is not left in a neat and tidy condition. Upon departure the BBQ is to be cleaned please, if used. An additional charge of $40 will be applied if it is left dirty. The number of occupants must not exceed the number agreed to at the time of the booking. If you wish to have additional guests please contact us for approval (maximum 8 guests). The owner will not be responsible for any injury suffered to a guest, or visitors of a guest. Check in time is 3pm and check out time is 10am. All guests under the age of 18 must be accompanied by a parent/guardian. Children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you. If you leave property behind on departure, we are happy to send it back to you for a minimum charge of $25 covering postage and our time to retrieve and send the items. Whilst we do our very best to present the home and it’s contents in great condition, appliances and other household items sometimes break. Please let us know if something is not working as expected and we will do our best to have it fixed as soon as possible. No refund will be given. Any sports equipment, baby equipment or toys supplied are there for your enjoyment but used at your own risk. The host cannot be held liable for any injuries sustained from using the equipment. This accommodation is for residential purposes only, functions or parties (big or small) are strictly not permitted and penalties apply. Strictly no schoolies, groups or events. We reserve the right to decline reservations that we do not feel comfortable with.

Pets

Dogs are a part of the family. This home welcomes one dog only per booking subject to approval at time of booking. ] Please keep your dog off the furniture The property is not fenced. There are families living close by - loud or aggressive dogs will not be tolerated Please avoid leaving your dog unattended at the house Please pick up any dog droppings and put them in the outside bin, securely bagged, and clean up excessive hair if your dog sheds We want to keep this holiday home pet friendly, please do the right thing so others can enjoy holidaying with their pet too. Thank you! Cleaning: The cleaning is provided by a commercial cleaning company and they provide a cleanliness guarantee. Their contact details are advertised in the accommodation. If the cleanliness is not to your expectation please contact the provider directly, they will rectify any reasonable issues. Please keep in mind that we are dealing with labour shortages and high costs of living just as the rest of the country. Please know we do our very best to provide beautiful, clean spaces to our guests, but we have a constant turnover of staff and they are not always perfect. So if there has been a small oversight, please forgive us, but major issues will be addressed. NO refund will be provided as we offer a cleanliness guarantee. In the event that the cleaning company is unresponsive please contact us via the Airbnb app and we will assist. Noise and other issues outside our control: You are holidaying in a residential area and surrounding buildings or units might have noisy maintenance or construction at times. This is completely beyond our control, and no refund will be provided if this occurs.
