With a large patio just steps away from the sand that fully opens to the airy living area, you can enjoy the ocean breeze from the cozy couches inside. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest! The kitchen is fully equipped with the best appliances with a bar and large dining table for ocean front cooking and dining. Down the hall just past the kitchen is the full bathroom shared by the 2 bedrooms. The first bedroom has 2 full beds and the master at the end of the hall has a queen bed. There is a small laundry closet with a stacking washer and dryer just off the master bedroom. This home is a short walk to the Balboa Village and fun zone, filled with plenty of cute shops, restaurants, and activities for the whole family. Rent an e-bike or take the Balboa Ferry across to the island to check out the shops and restaurants along Marine Ave. As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm. *Refunds or credits will not be issued for any of the disclaimers above.* SLP13628

- This is a duplex/shared property. This listing is for the lower unit only. -Must be 26 or older to book and stay on property through out the entire stay. -10 pm noise curfew ordinance strictly enforced by Newport Beach Police -Must provide your email and be able to access our company online portal for house info. -No parties or gatherings. -We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. City construction hours are M - F 7am to 5pm. LIMITED RIGHTS OF OCCUPANCY Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
