This quaint 2 bedroom, 1 bath, lower unit of a duplex is right in the middle of all the Balboa Peninsula has to offer, but tucked away in a cute, quiet neighborhood. With a very large outdoor patio with seating for six and a BBQ, this home is perfect for your next family vacation. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest! The home has an open concept living, dining, and kitchen area. With ample seating for the family, a long dining table for meals, and a fully equipped kitchen for all your cooking needs. Just off the kitchen is the full bathroom that also has access to the side of the home where there is an outdoor shower. The two bedrooms each have queen beds and the sofa is a pull out bed as well. One of the bedrooms has lovely French doors that open onto the patio. Off the lower patio is a gated side yard perfect for relaxing, with a bistro table under the shade. There is space in the garage for 1 car (6 foot 6in clearance) with automatic openers and a stacked washer/dryer. Just a short walk to the ferry for shopping and dinner on Balboa Island, a stroll through Balboa Village or a walk to the end of the Pier. You can even launch your stand up paddle board a few steps down the street on the bay front beach or get picked up for a boat ride off the public dock. Located in the heart of the Balboa Peninsula this property with an over-sized lot has it all! As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. - Shared garage and W/D but unit is private with your own private entrance. Only 1 small parking spot in the garage. No large S.U.Vs will fit. All other parking is free within the neighborhood. - 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police - Must be 26 or older to book - Must provide your email and be able to access our company online portal for house info. - No parties or gatherings. - We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. LIMITED RIGHTS OF OCCUPANCY Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
