Cleaning: Please note the property is professionally cleaned between bookings. The towels and bed linen are professionally laundered, and consumables like hand wash, bathroom amenities and dishwashing liquid are provided.
As you enter this home, you will want to secure the the spacious master bedroom with queen bed, resort style ensuite and walk in robe all to yourself! The walk in wardrobe in the main room is big enough for a portacot if you want bub nearby but not right beside you.
Walk a little further and be welcomed into the expansive living, dining and kitchen area which opens onto the outdoor garden and entertaining area with BBQ. There are plenty of little spaces for the kids to explore and play.
Enjoy the ease of cooking on the kitchen's gas cook top and no need to wash up by hand there is a dishwasher in the fully equipped kitchen.
The three other bedrooms are to the rear of the house. One has a double bed and the other two have two single beds.
The house is located in Elysium, a new and highly sought after community estate in Noosa Heads, located in the popular and established Noosa Springs Golf Estate. There is a large outdoor pool for you to enjoy, a kids playground and splashpool, a gym, tennis court and a recreation club. The Noosa Springs Day Spa is a short drive away.

Guests must comply with the Local Council code of conduct, and the general house rules.
This is a quiet residential suburb. This home is not suited to groups, neighbours must be respected and noise kept to a minimum.
We strictly do not accept ‘Schoolies’ or similar groups. Please don’t request a booking if you traveling for Schoolies or other events.
One small dog will be considered on application. We reserve the right to refuse accepting a pet. Please provide details of the animal and ensure to read the house rules, we have a $50 pet fee per stay.
The Neighborhood
Elysium has a lovely community feel to it with mix of young families and retirees. It has a first class recreation club exclusively available to residents and their guests with a lap pool, tennis court, gym, resident lounge and mixed-use zones. There are plenty of walking trails and bike trails to explore, picnic and bbq areas are available too. It's only a short 8 minute drive to Noosa's main beach, Sunshine Beach and Gympie Terrace (the Noosa River). All of these areas have an array of restaurants and shops. The Noosa Junction, complete with two large supermarkets, a cinema and restaurants is only a five minute drive.
Guest Access
The whole house is yours to enjoy! You also have access to the Estate's shared swimming pool, playground, gym, tennis court and recreational club.
House Rules and Terms
Noosa Council Code of conduct for guests
As hosts we are obliged to enforce the below code of conduct, and if a complaint is made we are required to address it with our guests within 30 minutes (24/7).
Any complaints received after hours (outside Mon-Fri 9-5pm) will incur a $250 fee.
Breaches could lead to eviction and suspension of our letting licence. If guests are evicted due to breaching the code of conduct no refund will be given.

Vehicles to be stored to not cause a nuisance or inconvenience to adjoining premises, and be parked within parking facilities on the premises where provided. A double garage and driveway is provided for 2-3 cars.
Use of the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, deck, balcony, swimming pool or spa, must not—
detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining or in the vicinity of the premises;
or cause a nuisance (including a noise nuisance);
or display unacceptable behaviour (for example loud aggressive behaviour; yelling, screaming, arguing; excessively loud cheering, clapping or singing;
or create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise).
An occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility.
The maximum occupancy is 2 guests per bedroom. No more than 8 guests may occupy the premises at any time.
Pets occupying the premises (where allowed) must be managed and not cause a nuisance (including a noise nuisance).
General waste (including the separation of recyclable waste) must be placed in a waste container. Waste containers must be placed on the kerb side frontage of the premises for the collection of waste each Thursday for collection on Friday by the guest in residence, and be moved back inside the gated area within 24 hours of the scheduled collection day.
The waste containers cannot be left by the roadside for more than 24 hours.
The grounds of the premises are kept in a safe and tidy condition.

This accommodation is for residential purposes only, functions or parties (big or small) are strictly not permitted and penalties apply.
You are holidaying in a residential area, please no loud music at anytime and after 9pm please be respectful not to disturb our lovely neighbours. Sadly additional charges will be applied to your booking if we receive a noise complaint and security is called. If you do not reduce the noise level at this time, authorities and Airbnb may be contacted for your removal off the property should noise complaints be received.
The number of occupants must not exceed the number agreed to at the time of the booking. If you wish to have additional guests please contact us for approval.
Our aim is to ensure you really enjoy your stay and that the property is in the very best condition for your holiday. The owner will not be responsible for any injury suffered to a guest, or visitors of a guest.
All guests under the age of 18 must be accompanied by a parent/guardian
Children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you.
We want you to enjoy the pool area, but to avoid injury, please no bombing or running. Children are not allowed in the gated swimming pool area without an adult actively supervising in the space for safety. No drinking glasses or bottles are to be taken in to the pool area - only plastic items allowed.
Any sports equipment, baby equipment or toys supplied are there for your enjoyment but used at your own risk. The host cannot be held liable for any injuries sustained from using the equipment.
Pets
This property accepts one small dog on application and we reserve the right to decline some animals
Loud or aggressive dogs will not be tolerated and we will ask you to leave or remove the animal if complaints from neighbors are received.
The dog is not to be left unattended
No dogs in the bedrooms or on the furniture
Please pick up any droppings
We will pass on the costs for any damages or additional cleaning costs
NO refund will be provided if guests are found not to follow the house rules and are asked to leave the property
Extra fees
*An extra cleaning charge of $50 applies to all bookings departing on a public holiday due to the increased cost of labor.
*If guests are found to have had a party resulting in extra cleaning, guests will be charged for extra cleaning accordingly.
*Upon departure BBQ is to be cleaned please, if used. An additional charge of $40 will be applied if it is left dirty.
*Please take great care not to lose the keys or garage remote. Loss or damage will incur additional charges.
*If you leave property behind on departure, we are happy to send it back to you for a minimum charge of $25 covering postage and our time to retrieve and send the items
*Emu holiday has a selection of baby equipment available to hire.
Cleaning: The cleaning is provided by a commercial cleaning company and they provide a cleanliness guarantee. Their contact details are advertised in the accommodation. If the cleanliness is not to your expectation please contact the provider directly, they will rectify any reasonable issues.
Please keep in mind that we are dealing with labour shortages and high costs of living just as the rest of the country. Please know we do our very best to provide beautiful, clean spaces to our guests, but we have a constant turnover of staff and they are not always perfect. So if there has been a small oversight, please forgive us, but major issues will be addressed.
NO refund will be provided as we offer a cleanliness guarantee. In the event that the cleaning company is unresponsive please contact us via the Airbnb app and we will assist.
Noise and other issues outside our control: You are holidaying in a residential area and surrounding buildings or units might have noisy maintenance or construction at times. This is completely beyond our control, and no refund will be provided if this occurs.
