Featuring hardwood floors, granite counter-tops, brand new stainless-steel appliances, and newly appointed furnishings with a casual beach-style theme. The interior living space displays views of the Pacific Ocean, Newport Beach, Catalina Island, and the famous Balboa Pier. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest! This oceanfront condo features a full-kitchen, wide-screen TVs, and high-speed WiFi internet access throughout the condo. Lush linens and towels are provided along with other guest arrival amenities. This condominium is nicely secured behind code required security gates. Also including 2 personal parking spaces and an elevator if needed. The master bedroom faces the water presenting a serene ocean view from the comfort of your California king-sized bed. The second bedroom features a king-sized bed and has a flat-screen TV. The third bedroom has a queen bed. You also have access to a pull-out sofa sleeper in the living room for additional family members or guests. The unit has a washer and dryer located in the hall. The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes and takes you across Newport Bay to Balboa Island in a short 5 minute ferry ride where you will typically see sea lions, paddle boarders, kayaks, and luxury yachts. Sight-see and play during the day, then come home, pour yourself a glass of wine and relax on your private balcony to savor that spectacular ocean sunset. As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. Good to know

- There is a security gate around the building. Underground parking garage will not fit extra large S.U.V's, i.e. Escalade X.L or S.U.V with bike, ski racks etc. Clearance is 6 ft. 7 in. You are given 2 parking spots inside the a parking garage. You also have access to an 3rd parking spot, outside on a first come first serve basis. - 10 pm noise curfew ordinance Strictly enforced by Newport Beach Police - Must be 26 or older to book - Must provide your email and be able to access our company online portal for house info. - No parties or gatherings. - We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. LIMITED RIGHTS OF OCCUPANCY Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
