This 3 bedroom, 2 bath condo with panoramic ocean views is a gorgeous vacation home featuring hardwood floors, granite counter-tops, stainless steel appliances, and casual beach-style themed furnishings. The master bedroom has ocean views from the comfort of your California king-sized bed. The second bedroom features a queen-sized bed and the third bedroom is perfect for your children with 2 bunk beds and a trundle bed. The third bedroom also has a flat-screen TV. You also have access to a pull out sofa sleeper in the living room for additional family members or guests. Located near the Balboa Pier, close to the heart of the action, this oceanfront, upper floor condo features a full-kitchen, new front loading washer and dryer inside the condo, wide-screen TVs, and WiFi internet access throughout the condo. Linens and towels are provided. There is a private balcony that can be accessed from your master bedroom or living room that overlooks the Pacific Ocean and Catalina Island. This condominium is nicely secured behind security gates, includes 2 personal parking spaces, and there is an elevator that will take you up to your top floor with the nicest of views. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. Good to know

-The clearance in the underground parking garage is low, 77 inches. It will not fit large S.U.Vs or cars with racks etc. There is a 3rd guest parking spot available outside in the alley however, it's based on first come first serve basis for the entire building.(The complex is small and typically a 3rd spot is open but not guaranteed) Keep in mind parking spots at the beach are small so bringing a large S.U.V is tough to find spots everywhere. -10 pm noise curfew ordinance Strictly enforced by Newport Beach Police -Must be 26 or older to book -Must provide your email and be able to access our company online portal for house info. -No parties or gatherings. -We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction. LIMITED RIGHTS OF OCCUPANCY Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
