Positioned within a boutique complex on Noosa Hill, this spacious single-level apartment has been designed to make the most of its elevated setting and spectacular views. The open-plan living, dining, and kitchen area is flooded with natural light and flows effortlessly onto a generous balcony through wide bi-fold doors, creating seamless indoor-outdoor living. The expansive balcony is the highlight of the home, offering sweeping views across the Noosa River, Hinterland, and North Shore beaches. Complete with outdoor seating and a BBQ, it provides the perfect setting for morning coffee, long lunches, or sunset drinks while enjoying the coastal breezes and ever-changing scenery. The modern kitchen is fully equipped with quality appliances, including a Nespresso pod coffee machine, making holiday dining easy and enjoyable. The adjoining dining area and comfortable lounge provide plenty of space to relax after a day exploring Noosa's beaches, boutiques, and walking trails. The apartment comfortably accommodates up to 4 guests across two well-appointed bedrooms. For year-round comfort, the living area and primary bedroom are air-conditioned, while ceiling fans throughout help capture the refreshing coastal breezes. Guests also have access to a shared swimming pool, shared with only two other apartments within the building, providing a great spot to cool off on warm Noosa days. Bedroom 1 (Master): Features a comfortable queen bed, air conditioning, ceiling fan, built-in storage, and a private ensuite bathroom. Bedroom 2: Includes two single beds, a ceiling fan, and built-in storage, making it ideal for children, friends, or additional guests. Bathroom 1 (Ensuite): Modern bathroom featuring a shower, vanity, and toilet. Bathroom 2: Full bathroom with shower, vanity, and toilet, conveniently located adjacent to the second bedroom and living areas. The entire apartment is yours to enjoy. There is a dedicated parking spot in the secure garage. The pool is shared with the other apartment in the building.

House Rules and Terms

Noosa Council Code of conduct for guests

As hosts we are obliged to enforce the below code of conduct, and if a complaint is made we are required to address it with our guests within 30 minutes (24/7). Any complaints received after hours (outside Mon-Fri 9-5pm) will incur a $250 fee. Breaches could lead to eviction and suspension of our letting licence. If guests are evicted due to breaching the code of conduct no refund will be given.

Vehicles to be stored to not cause a nuisance or inconvenience to adjoining premises, and be parked within parking facilities on the premises where provided. Car space on the left in the garage is provided for one car. Use of the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, deck, balcony, swimming pool or spa, must not— detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining or in the vicinity of the premises; or cause a nuisance (including a noise nuisance); or display unacceptable behaviour (for example loud aggressive behaviour; yelling, screaming, arguing; excessively loud cheering, clapping or singing; or create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise). An occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility. The maximum occupancy is 2 guests per bedroom. No more than 4 guests may occupy the premises at any time. Pets occupying the premises (where allowed) must be managed and not cause a nuisance (including a noise nuisance). General waste (including the separation of recyclable waste) must be placed in a waste container. The grounds of the premises are kept in a safe and tidy condition.

As a Superhost, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home, whilst keeping our neighbors happy and the home in great condition for all our guests. We truly appreciate if you could accept our house rules, and thank you in advance for your cooperation! Strictly no schoolies or groups. Kindly remove your shoes indoors please to keep sand outside. Please refrain from rearranging the furniture. This accommodation is for residential purposes only, functions or parties (big or small) are strictly not permitted and penalties apply. You are holidaying in a residential area, please no loud music at anytime and after 9pm please be respectful not to disturb our lovely neighbours. Sadly additional charges will be applied to your booking if we receive a noise complaint and security is called. If you do not reduce the noise level at this time, authorities and Airbnb may be contacted for your removal off the property should noise complaints be received. If guests are found to have had a party resulting in extra cleaning, guests will be charged for extra cleaning accordingly. The number of occupants must not exceed the number agreed to at the time of the booking. If you wish to have additional guests please contact us for approval. Our aim is to ensure you really enjoy your stay and that the property is in the very best condition for your holiday. The owner will not be responsible for any injury suffered to a guest, or visitors of a guest. All guests under the age of 18 must be accompanied by a parent/guardian Children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you. We want you to enjoy the pool area, but to avoid injury, please no bombing or running. Children are not allowed in the gated swimming pool area without an adult actively supervising in the space for safety. No drinking glasses or bottles are to be taken in to the pool area - only plastic items allowed. Please contact us in advance if you wish to depart later than our normal 10am check out time. Our late check out fee is $25 per hour after 11am, subject to availability. Extensions until 11am are free of charge but subject to availability. If you wish to stay the day and depart after 3pm you will be charged for a full day. Any sports equipment, baby equipment or toys supplied are there for your enjoyment but used at your own risk. The host cannot be held liable for any injuries sustained from using the equipment.

Extra fees

*If guests are found to have had a party resulting in extra cleaning, guests will be charged for extra cleaning accordingly. *Excessive cleaning costs will be charged to the guests if the house is not left in a neat and tidy condition. *Please take great care not to lose the keys or garage remote. Loss or damage will incur additional charges. *If you leave property behind on departure, we are happy to send it back to you for a minimum charge of $25 covering postage and our time to retrieve and send the items *Emu holiday has a selection of baby equipment available for hire.
