Luxury Beachfront Villa Estate with Private Pool

Welcome! We're so glad you're here. These guidelines exist to make sure every guest has a great experience and that Villa Boatman stays a special place for everyone who visits. Thank you for taking a moment to read through them. Please note that violation of these house rules may result in early termination of your stay without refund and/or deductions from your security deposit. Check-In & Check-Out: Check-in is at 3:00pm and check-out is at 10:00am. Early check-in or late check-out may be available upon request, subject to availability. Please reach out in advance and we'll do our best to accommodate you. Guests & Visitors: The maximum overnight capacity is 14 guests. Up to 2 additional overnight guests can be accommodated for an extra fee — please request this as early as possible so we can arrange it properly. Villa Boatman was built for guests, entertaining, and community, so daytime and dinner visitors are very welcome. You're free to have friends join you during the day or for dinner for up to approximately 10 additional visitors beyond your overnight group. Once you exceed that number, the gathering is considered an event and requires prior coordination, a possible event fee, and/or a municipality permit. All guests and visitors must be accounted for, and capacities should not be exceeded without prior approval from the Pirawa team. Events & Gatherings: We genuinely love hosting events at Villa Boatman, but all events must be planned and approved in advance. Any gathering beyond the daytime visitor limit requires an official event booking, which may include an event fee and/or permit from the municipality. This applies to birthdays, celebrations, dinners, and any organized gathering without exception. Decorations are not permitted without explicit approval, and tape, nails, tacks, or similar items should never be used on walls or furniture. Reach out to us early and we'll make sure everything is set up for success. Noise & Quiet Hours: Please be mindful of neighbors and the surrounding community at all times. Quiet hours are from 10:00pm to 8:00am. Music and gatherings are welcome during the day — just keep the volume respectful after hours. Noise complaints may result in early termination of the stay without refund. Pets: We love animals, but no pets are permitted at Villa Boatman — indoors or outdoors, for the day or overnight. We appreciate your understanding. Pool & Outdoor Areas: Please shower before entering the pool and keep all glassware away from the pool and outdoor areas. Outdoor furniture and equipment should be returned to their original positions after use, and any damage to pool equipment, umbrellas, loungers, or outdoor gear should be reported to the Pirawa team promptly. Smoking is not permitted on the terrace or pool area. You use the pool and pool patio at your own risk — Pirawa and the property owners are not liable for any bodily harm, accidents, or medical issues resulting from swimming or from the use of equipment in or near the pool. Have fun, stay smart, and stay safe. Wood Surfaces & Cabinets: Almost all the wood throughout Villa Boatman — cabinets, doors, furniture, and details — is hand-crafted teak. If surfaces need a wipe-down, please use a dry paper towel or cloth. If absolutely necessary, a slightly damp (not wet) cloth is fine, but please avoid any cleaning products or sprays on the wood as they can cause damage. We really appreciate your care with this. General Care: Please treat the property as you would your own home. Smoking is not permitted inside the house, on covered terraces, around the pool patio, or in the garden. It is only permitted on the public beach easement, on roads, or outside the carport. Cigarette butts should always be disposed of properly. The use or possession of illicit drugs of any kind on the property is grounds for immediate termination of the stay without refund. Trash should be bagged and placed in the designated areas — if outdoor bins are full, please contact Pirawa and avoid leaving bags outside or in the carport, as they will attract animals and insects. Any cardboard boxes from local markets must be disposed of outside and not brought into the house, as they can carry larvae that cause damage. Any damage or breakage, accidental or otherwise, should be reported to us right away. We're human, things happen, and we always appreciate honesty. Returning the Property: We ask that Villa Boatman be returned in a reasonably clean and tidy condition — dishes done, trash bagged, and the space generally picked up. A standard cleaning is always included in your stay, so there's no need to deep-clean. Please refer to the check-out instructions for specifics. If the property is left in an excessively dirty or damaged state that requires cleaning beyond our standard turnover, the additional cost will be deducted from the security deposit.
