We extend a warm welcome and wish you a fantastic stay. The information provided below is designed to enhance your experience with us. Kindly adhere to the following house rules to guarantee all guests' well-being, comfort, privacy, and security. Should you have any inquiries, do not hesitate to reach out. EARLY CHECK-IN AND/OR LATE CHECK-OUT

VERIFICATION

- Copy of driver's license/photo ID - must be valid and not expired - Confirmation of your cell number and email address before check-in instructions given

PARKING

- One Parking Spot in Gated Parking Lot Behind the Building - If you decide to use the parking spot, the make/model/year/license plate#/ is required before you receive parking instructions - by using the parking spot you agree to the following: I agree that any damage or loss that may occur to my vehicle or its contents while in the parking lot is my sole responsibility. I further understand and agree that the Host cannot and does not assume responsibility for any such property damage to my vehicle, theft of the vehicle, or any part of the vehicle, or loss of personal articles from the vehicle. I will receive one parking lot or garage remote per parking spot. If the remote is not returned at the end of the Guest(s) stay a $100 per replacement fee will be required.

HOUSEKEEPING SERVICES

- No glitter or confetti is allowed, and if used, a $100 fee will be charged - Short-Term Stays: Housekeeping service is not provided during your stay; extra cleanings are available for a fee. For stays over 3 weeks, a starter kit of supplies will be provided, and it will be up to the guest to replenish what is needed. - Long-Term Stays (over 28 nights):1BR: $300 and 2BR: $350. A starter kit of supplies will be provided, and it will be up to the guest to replenish what is needed. - Long-Term Stays (over 28 nights): To maintain a clean and comfortable environment for everyone, we require that long-term guests participate in regular cleaning activities. This includes tidying up personal spaces, washing dishes, and ensuring common areas are orderly.

EVENTS

- No parties/events are allowed. A $500 charge will be incurred if events/parties are thrown, and I will terminate your reservation, and the entire party will be asked to leave immediately.

SMOKING

- No smoking in the unit, only outside the building. If found smoking, a $500 smoking fee will be charged.

QUIET HOURS

- 10:00 p.m. to 8 a.m - Televisions, voices, or devices must be kept at a respectful level at all times - No loud parties, drunkenness, or unruly conduct is allowed at any time. Any disturbances which cause problems to other tenants will not be tolerated.

SAFETY & SECURITY

- The unit is for the exclusive use of our registered guests only. Only unregistered guests are allowed overnight with approval, and extra guests not listed will be charged an extra $50 per guest per night. - Only registered guests are allowed access codes and/or use of key fob. - Guests are liable for any loss, damage, or personal injury they may cause or incur on-premises. We cannot accept responsibility for your losses within the premises or in the parking areas. - Use of candles/incense is prohibited. - No grilling/BBQ is allowed on the premises. - A key fob will be on a lanyard in the unit and if not returned after your stay, a replacement fee of $100 will be charged.

CAMERAS

- The apartment building has security cameras on the exterior (facing the front door of the building) and interior hallways (facing down each hallway), and these cameras record 24/7

INTERNET USAGE

- Internet service can’t be used to improperly copy or share copyrighted content, such as music, movies, video or software, using Peer-to-Peer or Torrenting software. Any future violations will result in the termination of your reservation.

PERISHABLES

- I MAY provide coffees, teas, sugars, and creamer for guest use, and there may be unopened canned goods or other perishable foods in the kitchen from previous guests. You are welcome to it, but always check the expiration date before eating anything. HOWEVER, ultimately, it is up to the guest's discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

TV

- Smart TV is provided, and no cable is provided.

FURNITURE

- No moving furniture without approval. A $100 charge if the furniture is moved without approval.

MAIL

Short-Term Guests: No mail/packages can be sent to the property. Long-Term Guests: Contact host for more information

LONG-TERM RESERVATION INFORMATION REQUIRED

- All guests over 18 years old need to provide their first/last name and phone number - Copy of driver's license/photo ID - must be valid and not expired - Permanent mailing address and permanent billing address (these may be the same) - Any guest who is a traveling nurse or healthcare professional must provide proof of valid employment

LONG-TERM RESERVATION DURING STAY UNIT INSPECTIONS

- Host will provide written notice via text of the 24-hour notice of intent to enter - Host reserves the right to enter the unit without you being there with proper 24-hour notice - Host will tentatively we will do one unit inspection per month

LONG TERM RESERVATION PRE CHECKOUT UNIT WALKTHROUGH

- Host will do a walkthrough of the unit with the guest before their check out

EMPLOYERS BOOKING FOR EMPLOYEES

- Need the contact information of a person staying in the unit - Workers must be given the house rules ahead of time

CHECK-OUT INSTRUCTIONS

- Leave the sheets on the bed - Place all used towels in the bathroom - Log out of any tv streaming services you may have logged into - Load the dishwasher and start it - Check that the fridge/kitchen has been cleared of all food - Trash - Throw away trash in the dumpsters on the first floor - Turn off all the lights - Make sure that you haven’t forgotten anything - Lock doors on your way out - Put the lanyard with the key fob & parking remote in the kitchen, take a picture, and send it to us after you check-out. - Basic Cleaning (Long Term Guests) - While we deep clean the unit after you check-in please do routine cleaning during your stay
