BY BOOKING, YOU ARE AGREEING TO FOLLOW OUR HOUSE RULES.

ID VERIFICATION - WHEN REQUESTED

- Copy of driver's license/photo ID - must be valid and not expired, match the name as listed on the reservation, and include the current address of residence - Confirmation of your current cell phone number and email address

EARLY CHECK-IN AND/OR LATE CHECK-OUT

- Please inquire about your options when booking - No early check in or late check out without host’s approval

PARKING

- There is no street parking - (1) parking spot is included with your reservation - Parking for one vehicle allows for 24/7 in and out access to the secured private lot - Guest must provide vehicle and license plate information if requested - Guests are liable for any loss, damage, or personal injury they may cause or incur in the parking areas - Hosts do not accept responsibility for any loss, damage, or personal Injury incurred within in the parking areas

SMOKING

- No smoking of any kind is allowed in the unit or anywhere inside the building - $500 fee if smoking occurs inside and an automatic cancellation or reservation with no refunds

PETS

- No pets allowed

PARTIES & EVENTS

- No parties or events allowed

- ZERO TOLERANCE - PER AIRBNB POLICY

- $500 fine and immediate cancellation and removal from property with no refunds

- 1000 PM – 8:00 AM

- No loud music or disturbances at any time

UNREGISTERED/UNAUTHORIZED GUESTS

- Registered guests only - Only registered guests may enter the building/unit - Exterior and hallway cameras are always recording - $100/night fee per unauthorized guest

SECURITY & SAFETY

- FIREARMS are not permitted on the property - No sharing of entry codes, key fobs, or parking cards/remotes - Cameras monitor exterior/common areas 24/7 - No candles, incense, or open flames - No grilling or BBQ on premises - Guests are liable for any loss, damage, or personal injury they may cause or incur within the premises - Hosts do not accept responsibility for any loss, damage, or personal Injury incurred within the premises

UNIT STRUCTURE, CONTENTS, & FURNITURE

- No moving of furniture or rugs without approval - Dirty shoes - please remove them at the front door to help keep our rugs clean - Damaged or missing furniture, rugs, appliances, towels and linens and all other unit contents will be charged to the guest at the cost of new replacements - Any damages to the unit or the unit’s contents occurring during the guest stay will be charged to the guest and are solely the responsibility of the guest. Damages will be charged according to item and labor costs at the time of damages.

MAIL & PACKAGES

- Mail: NO USPS Mail to the building - Packages: Please contact host in advance of having anything shipped to the building for further instructions

TRASH DISPOSAL

- Dumpsters are located on the 2nd floor inside the Trash Room. - Do not put grease or coffee grounds or excessive food waste in garbage disposal

INTERNET USAGE

- No torrenting or peer-to-peer file sharing LONG TERM GUEST - ADDITIONAL RULES & POLICIES (applies to 30+ day stays) - Routine cleaning of the unit and washing of bed linens is expected during your stay - All trash and food waste must be removed from the unit on a regular basis - Damages to any of the unit's structures or contents will be solely the guest's responsibility and will be submitted as a damage claim and payable upon receipt.

REQUIRED BEFORE ARRIVAL

- Names and phone numbers for all guests over 18 - Valid, unexpired photo ID for all adult guests - Permanent mailing and billing address - Proof of employment (for traveling healthcare professionals on contract)

MONTHLY INSPECTIONS

- Host will provide 24-hour written notice via text - Entry may occur without guest present

PRE-CHECK OUT INSPECTION

- Host will conduct an inspection of the unit with guest prior to departure

EMPLOYER/INSURANCE COMPANY

(applies to 3rd party bookings) - Contact info and valid photo ID for all on-site guests is required - All guests occupying the unit must review and agree to these house rules
