House Rules and Terms

EARLY CHECK-IN AND/OR LATE CHECK-OUT

PARKING

- Studio/1 BR units receive one third party off street parking spot - Additional parking available for $150/mo - More info in the guidebook - You agree that any damage or loss that may occur to your vehicle or its contents while in the parking lot is your sole responsibility. You further understand and agree that the Host cannot and does not assume responsibility for any such property damage to your vehicle, theft of the vehicle, or any part of the vehicle, or loss of personal articles from the vehicle.

PETS

- All pets must be approved ahead of time - $300 charge if pets are in the unit without approval - 2 pet limit - All pets must be housebroken and potty outside. Potty pads are not approved - Guest must provide pet photo/breed/weight/proof of current vaccinations and flea/tick prevention - Guest is responsible to keep barking to a minimum. 2 complaints and the reservation will be terminated without a refund - Guest is required to keep the furniture covered - Short Term Stays: $75 per pet - Long Term Guests (guests over 28 nights): $125 per pet cleaning fee

SMOKING

- Strictly enforced. No smoking in the unit. - Smoking inside the unit - $500 fee will be charged. - Smoking is only allowed outside the building via the main front or back building entrances.

HOUSEKEEPING SERVICES

- No glitter or confetti is allowed and if used a $100 fee will be charged - Short-Term Stays: Housekeeping service is not provided during your stay but extra cleanings are available for a fee. For stays over 3 weeks, a starter kit of supplies will be provided, and will be up to the guest to replenish what is needed $150 - Long-Term Stays (over 28 nights): $300 cleaning fee and a starter kit of supplies will be provided and will be up to the guest to replenish what is needed.

EVENTS

- No parties/events are allowed. A $500 charge will incur if events/parties are thrown and I will terminate your reservation and the entire party will be asked to leave immediately.

QUIET HOURS

- 10:00 p.m. to 8 a.m - Televisions, voices, or devices must be kept at a respectful level at all times - No loud parties, drunkenness, or unruly conduct is allowed at any time. Any disturbances which cause problems to other tenants will not be tolerated.

SAFETY & SECURITY

- The unit is for the exclusive use of our registered guests only. - Short Term Guests: No unregistered guests are allowed overnight without approval and extra guests not listed will be charged an extra $100 per guest per night. - Long Term Guests: other than those listed may not stay overnight in the property without notice. - Only registered guests are allowed to have access codes/key fobs - Please make sure you keep all the doors locked at all times. - Guests are liable for any loss, damage, or personal injury they may cause or incur on-premises. We cannot accept responsibility for your losses within the premises or in the parking areas. - Use of candles/incense is prohibited. - No grilling/BBQ is allowed on the premises. - Lost/not returned key fobs and/or garage parking remotes: $100 each

INTERNET USAGE

- Internet service can’t be used to improperly copy or share copyrighted content, such as music, movies, video or software, using Peer-to-Peer or Torrenting software. Any future violations will result in the termination of your reservation.

PERISHABLES

- I MAY provide coffees, teas, sugars, and creamer for guest use and there may be unopened canned goods or other perishable foods in the kitchen from previous guests. You are welcome to it but always check the expiration date before eating anything. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

TV

- Smart TV is provided, and no cable is provided.

FURNITURE

- No moving furniture without approval. A $100 charge if the furniture is moved without approval.

MAIL

- Short Term Guests: No mail/packages are allowed to be sent to the property. - Long Term Guests: Packages can be sent to the property, no regular mail from USPS allowed

CAMERAS

- Exterior and common area cameras are recording 24/7

LONG-TERM RESERVATION INFORMATION REQUIRED

- All guests over 18 years old need to provide their first/last name and phone number - Copy of driver's license/photo ID - must be valid and not expired - Permanent mailing address and permanent billing address (these may be the same) - Any guest who is a traveling nurse or healthcare professional must provide proof of valid employment

LONG-TERM RESERVATION DURING STAY UNIT INSPECTIONS

- Host will provide written notice via text of the 24-hour notice of intent to enter - Host reserves the right to enter the unit without you being there with proper 24-hour notice - Host will tentatively we will do one unit inspection per month

LONG TERM RESERVATION PRE CHECKOUT UNIT WALKTHROUGH

- Host will do a walkthrough of the unit with the guest prior to their check out

EMPLOYERS BOOKING FOR EMPLOYEES

- Need the contact information of a person staying in the unit - Workers must be given the house rules ahead of time

CHECK-OUT INSTRUCTIONS

- Leave the sheets on the bed - Place all used towels in the bathroom - Throw away trash in the dumpsters in back of the building - Log out of any tv streaming services you may have logged into - Load the dishwasher and start it - Check that the fridge/kitchen has been cleared of all food - Turn off all the lights - Make sure that you haven’t forgotten anything - Lock doors on your way out - Leave any key fobs and/or parking remotes in the kitchen and send us a picture of it
