Welcome! We're so glad you're here. These guidelines exist to make sure every guest has a great experience and that Casita Boatman stays a special place for everyone who visits. Thank you for taking a moment to read through them. Please note that violation of these house rules may result in early termination of your stay without refund and/or deductions from your security deposit. Check-In & Check-Out: Check-in is at 3:00pm and check-out is at 10:00am. Early check-in or late check-out may be available upon request, subject to availability. Please reach out in advance and we'll do our best to accommodate you. Guests & Visitors: The maximum overnight capacity is 5 guests. Daytime and dinner visitors are welcome, but please keep additional visitors to no more than 5 beyond your overnight group. Once you exceed that number, the gathering is considered an event and requires prior coordination, a possible event fee, and/or a municipality permit. All guests and visitors must be accounted for, and capacities should not be exceeded without prior approval from the Pirawa team. Events & Gatherings: We love hosting at Casita Boatman, but all events must be planned and approved in advance. Any gathering beyond the daytime visitor limit requires an official event booking, which may include an event fee and/or permit from the municipality. This applies to birthdays, celebrations, dinners, and any organized gathering without exception. Decorations are not permitted without explicit approval, and tape, nails, tacks, or similar items should never be used on walls or furniture. Reach out to us early and we'll make sure everything is set up for success. Noise & Quiet Hours: Please be mindful of neighbors and the surrounding community at all times. Quiet hours are from 10:00pm to 8:00am. Music and gatherings are welcome during the day — just keep the volume respectful after hours. Noise complaints may result in early termination of the stay without refund. Pets: We love animals, but no pets are permitted at Casita Boatman — indoors or outdoors, for the day or overnight. We appreciate your understanding. No Pool: Casita Boatman does not have a private pool. Please note that the pool at Casa Boatman, the neighboring villa, is strictly private and is not included in your stay under any circumstances — regardless of whether the main villa is occupied or not. Unauthorized use of the Casa Boatman pool will result in a fine equivalent to the full nightly rate of renting Casa Boatman for the night the infraction occurred. Please be aware that the property is monitored by security cameras. We appreciate your respect for this boundary. Wood Surfaces & Cabinets: Almost all the wood throughout Casita Boatman — cabinets, doors, furniture, and details — is hand-crafted teak. If surfaces need a wipe-down, please use a dry paper towel or cloth. If absolutely necessary, a slightly damp (not wet) cloth is fine, but please avoid any cleaning products or sprays on the wood as they can cause damage. We really appreciate your care with this. Parking & Property Access: Casita Boatman has its own dedicated parking space located directly at the casita. Please use only this designated spot and do not park in or access the Casa Boatman parking area or carport. Similarly, Casita Boatman has its own private beach access — please use this path when heading to and from the beach and do not walk through the main Casa Boatman property. These boundaries help ensure a comfortable and private experience for all guests across both properties. General Care: Please treat the property as you would your own home. Smoking is not permitted inside the house, on covered terraces, or in the garden. It is only permitted on the public beach easement or on roads outside the property. Cigarette butts should always be disposed of properly. The use or possession of illicit drugs of any kind on the property is grounds for immediate termination of the stay without refund. Trash should be bagged and placed in the designated areas — if outdoor bins are full, please contact Pirawa and avoid leaving bags outside, as they will attract animals and insects. Any cardboard boxes from local markets must be disposed of outside and not brought into the house, as they can carry larvae that cause damage. Any damage or breakage, accidental or otherwise, should be reported to us right away. We're human, things happen, and we always appreciate honesty. Returning the Property: We ask that Casita Boatman be returned in a reasonably clean and tidy condition — dishes done, trash bagged, and the space generally picked up. A standard cleaning is always included in your stay, so there's no need to deep-clean. Please refer to the check-out instructions for specifics. If the property is left in an excessively dirty or damaged state that requires cleaning beyond our standard turnover, the additional cost will be deducted from the security deposit.
