With a very large deck with lots of seating and a BBQ, this home is perfect for your next family vacation. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest! This upper unit is an inviting 2 bedroom, 1 bathroom with an expansive veranda and a beautiful vignette view of Newport Bay. The kitchen is open to the living room which hosts a sleeper sofa and is complete with granite counters and an island. Both bedrooms offer ample closet space with a queen bed in the first bedroom and a twin sized trundle in the second. The bathroom has a granite vanity top and a tiled shower complete with a frameless glass shower door. The deep garage has room for 1 car (6 foot 6 in. clearance, no SUVs) with an automatic opener and a newer stacking washer and dryer. Just a short walk to the ferry for shopping and dinner on Balboa Island, a stroll through Balboa Village or a walk to the end of the Pier. You can even launch your stand up paddle board a few steps down Fernando Street. Located in the heart of Newport Beach this property with an over sized lot has it all! As our guest, enjoy complimentary local experiences curated to help you make the most of Newport Beach. Activity offerings are seasonal and may include whale watching, harbor cruises, E-BIKE rentals, kayaks & paddle boards, and electric boat rentals. Other Important Details: - Thanks to our cool coastal breeze, most Newport Beach homes do not have air conditioning (AC). Every home comes with fans so you can open the windows and enjoy the beach air like a local. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. LIMITED RIGHTS OF OCCUPANCY Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
