The studio features an open-plan living and sleeping area with TV, ideal for unwinding after a day at the beach. Large windows bring in natural light, creating a bright and welcoming space. The kitchenette is fully equipped and includes a washing machine for your convenience. Hotel-grade bed linen and towels are provided, along with initial toiletries such as shampoo and soap to ensure a comfortable arrival. What you need to remember: ⋆ Early Communication Request: We kindly ask that you share any concerns or issues with us directly, giving us the opportunity to promptly assist you. ⋆ Key Policy: AED 1,000 charge per lost key or key card. A call-out fee of AED 500 applies for door opening due to lost keys, in addition to the key replacement cost. ⋆ Smoking Policy: Strictly non-smoking inside the apartment; AED 2,500 charge for smoking violations. ⋆ Staining Charges: Minimum AED 250 charge for any stains on furniture or linen requiring professional cleaning. ⋆ Late Checkout: AED 250 fee for late checkouts past 11 AM, if approved in advance.

Hi, to make sure everything is clear, just some rules and costs

- We are here to help and make your stay as fantastic as possible. Any concerns or complaints to be raised with the us before informing Airbnb and allow us sufficient time to correct any faults or issues. - Loss of any key or key card is a AED 1,000 charge per key or key card. Must be paid at time of loss - For each call out fee to open a door due to loss of key or key card is AED 500. Must be paid at time of opening the door. - If you require the sofa bed to be made up please notify me no later than 48hrs prior to check-in. If the request is made after this time, I cannot guarantee the linens and towels will be provided and cannot guarantee the sofa bed will be made up by the housekeeping staff. Given this please make this a priority as we don’t want your stay affected. - Strictly non smoking. AED 2,500 charge for any smoking inside the apartment - AED 225 charge for staining of any chairs, sofas or mattress that requires additional professional cleaning - All guests staying must send passport copies as this is needed to alert the building management. -Any changes to bookings must be submitted no longer than 10 days before arrival. Any changes are not guaranteed and subject to the hosts discretion -For any late checkout (passed 11am as confirmed on Airbnb) a fee of AED 250 will be applicable. - All guests must provide written consent to house rules on Airbnb chat before access is allowed, in case of refusal to agreeing to house rules the booking will be canceled and cancelation policy will be applied. -Please note access to building facilities such as the gym and pool will be provided by the concierge. Access cards will only be provided subject to availability. -There is an AED150 charge for making up the sofa bed for guest stays totaling 2 persons. If the total guest stay totals 3 or 4 persons, then the sofa bed will be made up free of charge -The main guest must provide their permanent address, phone number, and email address at least 24 hours before check-in, as required by building management and local authorities for registration purposes. Failure to provide this information will result in a delay in the check-in process.
