This 3 bedroom 2 bath residence exemplifies the quintessential beach lifestyle. With gorgeous hardwood flooring and an open floor plan, the residence exudes seaside comfort. Doors open to the outdoors from both sides of the living area and a Dutch door leads to the patio from the dining area. Luxury Fili D’Oro linens and towels are thoughtfully provided for every bed and every guest! The front door opens into a small entryway with the sleek dining area just around the corner. A large wood dining table with four chairs and a bench, a mosaic-tiled wall with fireplace and contemporary art accent this area. The grey-blue living room with vaulted ceiling and hardwood flooring is bright and inviting with a large L-shaped brown sofa and coffee table. There is a flat panel TV for your entertainment and comfy side chairs with a side table. The kitchen has plenty of storage, granite countertops and top of the line appliances - a stainless steel Viking stove, Sub Zero refrigerator, Bosch dishwasher and a center island for preparing your favorite gourmet spread. The loft-style office sits at the entry to the master bedroom, overlooking the living area, with bright red walls and built-in shelving. If you need to complete any work while on holiday, you can get it done here. In addition, there is a cozy leather chair and ottoman for reading and lounging in this area. The three bedrooms are tastefully decorated, all with flat panel TVs. The second floor master suite is decorated in blue hues, with aqua walls, king bed and ocean blue pillows and duvet. The master bathroom has a huge tub with jets, and separate shower with double vanity finished with a marble counter. There is also a large walk-in closet. The other two bedrooms are located on the ground floor at the front of the house. The second bedroom has a queen bed, decorated in country yellow, with a wicker headboard and floral patterned duvet lending the feeling that you've been transported into a serene rural setting. The third bedroom, with dark blue walls, has a built-in white wooden double bed with a twin trundle. The guest bathroom has beautifully tiled white walls with blue mosaic trim, a granite-topped sink, and a walk-in shower with custom designed tile. Out front, a white picket fence surrounds the brick patio with a loveseat, two chairs and a table - the perfect spot to relax on warm summer afternoons. The west patio has a gas BBQ, a table and chairs and plenty of space for outdoor meals. "The Wedge,” is known by surfers world wide as a spot where only the most experienced surfers should practice their craft. The area frequently has waves in the 20-30 foot range with 50 footers drawing crowds and snarling traffic every decade or so. If AC is important to you, please double check if it is listed as an amenity. - Parking is provided at your rental unit. However, we cannot guarantee your vehicle will fit in the designated spot, so you may need to find street parking. Street parking can be impacted due to proximity to the beach. - We do our best to stay on top of any remodels or construction happening near our properties, but construction can pop up in the City of Newport Beach without notice. By city rule, construction is only permitted Monday through Friday, 7am to 6:30pm. *Refunds or credits will not be issued for any of the disclaimers above.*

LIMITED RIGHTS OF OCCUPANCY Guest is granted a limited, temporary right to occupy the Property only for the dates and times stated in the confirmed reservation and may not establish or claim tenancy or residency, create or present an unauthorized lease, transfer occupancy, or remain beyond the authorized check-out time. Guest and all occupants and visitors must comply with the City of Newport Beach Good Neighbor Policy, Newport Beach Municipal Code, and all applicable City, State, and federal laws; any citation or violation issued by City Code Enforcement, Newport Beach Police, or other authorized authority may result in immediate termination and eviction with NO REFUND, to the fullest extent permitted by law, in accordance with NBMC Chapter 5.95, including applicable permit-revocation provisions. Upon expiration or lawful termination of the reservation, Guest and all occupants must immediately vacate the Property, and remaining at, entering, or re-entering the Property without authorization may constitute criminal trespass under California Penal Code § 602. Trespass is generally a misdemeanor and may be punishable by up to six (6) months in county jail and/or a fine of up to $1,000 pursuant to California Penal Code §§ 19 and 602.
