As hosts we are obliged to enforce the below code of conduct, and if a complaint is made we are required to address it with our guests within 30 minutes (24/7). Any complaints received after hours (outside Mon-Fri 9-5pm) will incur a $250 fee. Breaches could lead to eviction and suspension of our letting licence. If guests are evicted due to breaching the code of conduct no refund will be given.

Vehicles to be stored to not cause a nuisance or inconvenience to adjoining premises, and be parked within parking facilities on the premises where provided. Use of the premises, including any outdoor area of the premises, for example, an outdoor entertainment area, deck, balcony, swimming pool or spa, must not— detrimentally affect the residential amenity (including but not limited to noise, overlooking or light spill) enjoyed by residents adjoining or in the vicinity of the premises; or cause a nuisance (including a noise nuisance); or display unacceptable behaviour (for example loud aggressive behaviour; yelling, screaming, arguing; excessively loud cheering, clapping or singing; or create a level of noise which is in excess of the acceptable levels described by Queensland Government legislation for environmental protection (noise). An occupant of the premises must not sleep or camp on the premises in a tent, caravan, campervan or similar facility. The maximum occupancy is 2 guests per bedroom. The maximum number of adults is 8. Pets occupying the premises (where allowed) must be managed and not cause a nuisance (including a noise nuisance). General waste (including the separation of recyclable waste) must be placed in a waste container. Waste containers must be placed on the kerb side frontage of the premises for the collection of waste each Wednesday for collection on Thursday by the guest in residence, and be moved back inside the gated area within 24 hours of the scheduled collection day. The waste containers cannot be left by the roadside for more than 24 hours. The grounds of the premises are kept in a safe and tidy condition.

This property is located in a quiet residential neighborhood and mostly suited to families. *This accommodation is for residential purposes only, functions or parties (big or small) are strictly not permitted and penalties apply. *Kindly remove your shoes indoors please to keep sand outside. *Please refrain from rearranging the furniture. *You are holidaying in a residential area, please no loud music at any time and after 9pm please be respectful not to disturb our lovely neighbours. Please also turn off the outdoor lights at this time to satisfy the conditions of the Noosa Code of Conduct. Sadly additional charges will be applied to your booking if we receive a noise complaint and security is called. If you do not reduce the noise level at this time, authorities and Airbnb may be contacted for your removal off the property should noise complaints be received. No refund will be offered. We have to be very strict about this due to council regulations, and appreciate your support. *The number of occupants must not exceed the number agreed to at the time of the booking. If you wish to have additional guests please contact us for approval. The maximum number of adults is 8. Up to two additional children can be accommodated on request. Additional fees apply. *Our aim is to ensure you really enjoy your stay and that the property is in the very best condition for your holiday. The owner will not be responsible for any injury suffered to a guest, or visitors of a guest. *All guests under the age of 18 must be accompanied by a parent/guardian Children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you. *We want you to enjoy the pool area, but to avoid injury, please no bombing or running. Children are not allowed in the gated swimming pool area without an adult actively supervising in the space for safety. No drinking glasses or bottles are to be taken into the pool area - only plastic items allowed. *Please don’t leave small children unattended outside to avoid injury from climbing on the outdoor furniture. *Any sports equipment, baby equipment or toys supplied are there for your enjoyment but used at your own risk. The host cannot be held liable for any injuries sustained from using the equipment. *If you require a cot or high chair please contact Emu Holiday Hire. The dressing room adjacent to the master is perfect for a cot. *Maintenance: The property, pool, furnishings and appliances are well maintained and we do our utmost to ensure everything is in excellent working condition. However, sometimes things break. If this happens we will do our best to replace or repair the item straight away to avoid inconvenience. We are not able to offer a refund. This also applies to things beyond our control, such as power cuts. *Parking: The garage comfortably accommodates 2 vehicles, however the driveway is very steep and may not be suited if your vehicle has a low profile. Please park in the street if that is the case. We cannot accept responsibility for any vehicle damage.

*An extra cleaning charge of $50 applies to all bookings departing on a public holiday due to the increased cost of labor. *If guests are found to have had a party resulting in extra cleaning, guests will be charged for extra cleaning accordingly. *Upon departure BBQ is to be cleaned please, if used. An additional charge of $50 will be applied if it is left dirty. *Please take great care not to lose the keys or garage remote. Loss or damage will incur additional charges. *If you leave property behind on departure, we are happy to send it back to you for a minimum charge of $25 covering postage and our time to retrieve and send the items *Emu holiday has a selection of baby equipment available to hire. Cleaning: The cleaning is provided by a commercial cleaning company and they provide a cleanliness guarantee. Their contact details are advertised in the accommodation. If the cleanliness is not to your expectation please contact the provider directly, they will rectify any reasonable issues. Please keep in mind that we are dealing with labour shortages and high costs of living just as the rest of the country. Please know we do our very best to provide beautiful, clean spaces to our guests, but we have a constant turnover of staff and they are not always perfect. So if there has been a small oversight, please forgive us, but major issues will be addressed. NO refund will be provided as we offer a cleanliness guarantee. In the event that the cleaning company is unresponsive please contact us via the Airbnb app and we will assist. Noise and other issues outside our control: You are holidaying in a residential area and surrounding buildings or units might have noisy maintenance or construction at times. This is completely beyond our control, and no refund will be provided if this occurs.
