To ensure a pleasant stay and to help us maintain the quality of the property, we kindly ask that all guests observe the following: • COMMUNICATION: We respond to Airbnb messages between 9:00 AM and 10:00 PM daily. For urgent matters, please leave your contact number, and we’ll get in touch promptly during these hours. • IDENTIFICATION: At least 7 days prior to check-in, please upload a copy of your government-issued ID (driver’s licence or passport). Building management may require in-person verification upon arrival. • MISSED CHECK-IN OR LOCKOUTS: A $100 call-out fee applies for replacement key delivery or re-entry assistance. • LOST KEYS: Lost keys will incur a $300 replacement fee. • GUEST POLICY: Only the guests registered on your booking may stay overnight. Any unauthorised additional guests will result in a fine and immediate eviction. • NO PARTIES OR EVENTS: Strictly no parties, gatherings, or events are permitted under any circumstances. • NOISE CONTROL: Please keep noise to a minimum between 10:00 PM and 7:00 AM, both inside the apartment and in common areas. Excessive noise after 8:00 PM may result in a fine or eviction. • NO SMOKING: Smoking is strictly prohibited inside the property, on the balcony, or in any common areas due to fire risk. A $300 fine will apply, and smoking will result in immediate eviction. • RUBBISH: Please dispose of all rubbish in the bins or bin chute provided during your stay to maintain cleanliness and hygiene. • ADDITIONAL CLEANING: If the property requires cleaning beyond standard (e.g. stains, spills, excessive mess), an additional fee may apply to restore the apartment to its original condition. • MAINTENANCE ACCESS: Occasionally, maintenance or building works may require access to the apartment. We respect your privacy and will always provide prior notice before entering. • DAMAGE RESPONSIBILITY: Please treat the apartment and furnishings with care. Any damage or loss will be the responsibility of the guest. • PROPERTY CONDITION: This is a residential home, and natural wear and tear on furnishings and walls is expected. External window cleaning is conducted by the building periodically. If you notice cleanliness or presentation issues, please contact us immediately so we can address them. Requests for reimbursement without allowing us to rectify will not be considered. Please note that furniture and décor may differ slightly from listing photos as updates occur regularly. • FACILITY CLOSURES: Building management may close certain amenities (if applicable) for maintenance or safety reasons without prior notice. Access cannot be guaranteed during these times. • WELCOME PACK & CONSUMABLES: A complimentary starter pack is provided, including essentials such as body wash, shampoo, conditioner, tea, and coffee. Please note these items are not replenished during your stay. • LIABILITY: We are not liable for any loss, injury, or damage to guests or their belongings during their stay. This includes, but is not limited to, theft, personal injury, or property damage. Please secure your valuables and report any issues immediately for assistance. • THIRD-PARTY BOOKINGS: Bookings made on behalf of another person are not permitted without prior approval.
