Welcome to your home away from home in the heart of Bates-Hendricks. As you walk through the front door, you're greeted by a comfortable living room with a large sectional sofa, smart TV, and a collection of board games—perfect for family time or unwinding after a day out in Indy. Beyond the living room, you’ll find a second cozy living space with a futon, which doubles as a great additional sleeping option. The open-concept first floor includes a dining room and a fully stocked, modern kitchen. The dining table seats four, the kitchen island has seating for two, and an additional bar-height table seats two more—perfect for group meals or morning coffee. Step through the kitchen to a covered back porch that opens into a massive, fenced-in backyard. It’s ideal for outdoor lounging, lawn games, or enjoying a drink in the fresh air. Just off the dining room is a full bathroom and a laundry room with a washer and dryer, offering convenience for longer stays. At the front of the house on the main level is a spacious bedroom with one queen bed, one twin bed, and a wall-mounted TV—great for guests who prefer not to use stairs. Head upstairs to find two more bedrooms and another full bathroom located off the main hallway. The first upstairs bedroom includes two queen beds and a TV, while the second features two twin beds—perfect for kids, friends, or flexible sleeping arrangements. The second floor also opens up to a large balcony that runs the full length of the house. This outdoor oasis includes a dining table with an umbrella, a stylish sectional seating area, and a propane firepit table—creating the perfect ambiance for evening gatherings or a quiet morning coffee. Whether you're here for business, sports, or just a weekend escape, this home offers space, comfort, and a great location just minutes from downtown Indianapolis. While we allow up to x amount of guests, it is up to the group to decide if their group size will fit comfortably. Please read and understand the layout of the house. PLEASE PROVIDE AN AFFIRMATIVE RESPONSE TO THE FOLLOWING: • Underage teenagers trying to throw a party is not allowed. I will show up with the police and press charges. ($500 fine) • NO smoking inside the house or garage. Smoking outside is completely ok. ($500 fine) • NO use of firearms or fireworks on the premises. ($500 fine) • All damage will be considered intentional/reckless if not reported via email/messenger or phone. • No pets on the furniture please. Please make sure to clean up after your pets. Owners are responsible for pet damage. • A determination will be made as to whether any damage was intentional/reckless or accidental. Guests will accept responsibility for any non-accidental issues and will be charged for compensation. Stuff happens and we are not here to nickel and dime you. This is meant for reckless activity. • No bookings for guest under the age of 25 • You are limited to the number of guests on the reservation plus 2. If you would like more just confirm first. • Unless receiving prior approval, check-in , and check-out must be followed for cleaning, maintenance, and other bookings. ($40/hour fine) Check out instructions: 1. Beds - Please strip all used beds or leave them unmade. If you choose to strip the bed, place the sheets on the mattress or in the laundry basket (if provided). 2. Dishes - Ensure all dishes are washed. Running the dishwasher is perfectly acceptable; just make sure to remove any food from the dishes before starting it. 3. Trash - Gather and throw away all trash. Extra trash bags are located at the bottom of the trash can or under the sink. 4. Refrigerator - Dispose of any leftover food in the refrigerator. Our cleaners will take any unopened food, beer, or water. 5. Towels (Optional but Appreciated) - If possible, please start a load of used towels in the washer. Use bleach on white loads only and use laundry detergent, and run the washer on hot. 6. Early Checkout - If you check out early, please send us a message so we can send our cleaners over. We will also send a message tomorrow; if you will be there until checkout time, feel free to ignore it.
