We are adamant about only welcoming families and groups who are looking to relax and enjoy the beautiful stunning backyard and the amenities the home has to offer. Tucked just south of Dallas, Ferris offers a peaceful, small-town atmosphere with easy access to some of North Texas’ best attractions. Known as the “Brick Capital of Texas,” Ferris blends historic charm with wide-open spaces. It’s a relaxing home base for both quiet getaways and adventure-filled days! If you’re not sure if your stay falls under these restrictions, please consult before booking. ★ SAFETY DEPOSIT OR DAMAGE WAIVER REQUIRED ★ We understand that accidents can happen. To help protect the space and ensure a worry-free stay, all reservations require either a damage waiver or a safety deposit. You can choose the option that works best for you: a non-refundable damage waiver ranging from $39 up to $79, which covers accidental damage and normal wear and tear (no deductible) or a refundable safety deposit of $450, which will be returned after checkout as long as no damage is found and all house rules are followed. If you’ve already purchased Damage Protection Insurance through a third-party provider, feel free to share your policy with us—we’re happy to review it and we may consider waiving the requirement based on your coverage. Please note: The damage waiver does not cover damage caused by house rule violations. ★ GUEST VERIFICATION REQUIRED ★ To help ensure a safe and seamless experience for all guests, guest verification is required prior to confirming your reservation. This simple step is part of our commitment to providing a secure, smooth, and personalized stay for every guest. ★ PETS NOTE ★ Pets are not allowed. ★ ADDITIONAL NIGHTLY RATE FOR 6+ GUESTS ★ Our nightly rate includes the first six guests. With each additional guest, a $29/night fee will be applied. ★ FIREPLACE NOTE ★ Please note that our fireplace is inoperable at this moment. We apologize for the inconvenience. ★ TOWELS NOTE ★ Please note, we offer plenty of body towels for your use but feel free to bring your own pool towels if you'd like. ★ ENTERTAINMENT★ All our smart TVs are equipped with streaming apps like Netflix, Amazon, and YouTube. Guests are welcome to login with personal accounts. ★ NOISE LEVEL MONITORING ★ Please note that to be a good neighbor and host responsibly, comply with local noise ordinances and occupancy regulations, and prevent unauthorized parties, we have installed a noise alert device in our home. We can assure you that your privacy is our utmost concern; this device is NOT recording NOR storing sound data.
